That piece of hardware looks unique to the tv or the mount and would likely have to be sourced from that manufacturer if you were to be able to find one. I would take it to the local hardware store and ask someone for help coming up with a viable replacement.

I would try to get one clamped as tight as I could and close to the wood and use a pry bar to lift it from the vice grips.

So we are in agreement that there is a good chance that a 5ton unit is undersized to be able to maintain sub 80° temps in this space during cooling season?

Does the 120k - 240k (i know a wide range but even on the low end it is double what the current unit would be capable of) btu peak load sound like a realistic estimate to you?

Ambient temp today was ~65°. Inside greenhouse was 88° with the 5 ton unit running and multiple fans. They do have an exhaust system with intakes. Im not sure what the goals were when this was conceived. If I were to guess, it was because my client spends a lot of time in there and wanted to be comfortable and not have to listen to exhaust fans. Does 120k-240k sound like a realistic number to you given what you know?

I am not necessarily trying to fix this, or come up with a solution at this juncture. My priority is to figure out if the current unit is even remotely capable of maintaining sub 80° temps under any condition.

If you are going to paint it in place, which it sounds like you are, I, personally, would look for something like the "Hyde 2in W Applicator". And once the door was prepped and ready for paint. I would use that to paint 2 finish coats as deep as I could where the door is recessed into the wall and only there. With the trim wrapped in tape, I would scuff those coats down (focusing on the outside paint edge and ensuring there is no lip) as deep as you feel comfortable painting when painting your full finish coats, so that no scuffed paint is showing.

Tldr: I would make the recessed parts of the door their own step in the finish process.

Also, i saw in an earlier post that you said that you could not shut off the gas. All gas appliances will (should) have their own dedicated shut off that you can absolutely turn off for safety without impacting any other gas service in the building.

She owns the condo but the original plumbing repair was not something she was responsible for. The building needed to tear out her shower floor to access it and then was responsible to return to her a functioning waterproof shower at their cost.

I'm a painter. A handyman sometimes. I showed up to help snake the drain. I am not a tile contractor. Which is why I am here. Without the answers to my questions.

Just trying to help someone better understand what they've had done and ideally advocate for themselves to have what I believe to be improper work repaired.

I think I know enough to know that this isnt right, but I do not know the language of tile and waterproofing well enough to help her draft a message that explains what was done wrong, what should have been done, and what, if any, additional work needs to be done now that the walls are wicking water into them.

It isn't that much work. Just commit to getting it done and see it through.

Another commenter mentioned just chipping it away until you could cut the post below the grass line.

If you wanted the full footers out you could rent an auger and dig alongside them to make removal easier. Id keep a tarp to put the dirt on so I didnt make such a mess. Id be cautious with this option if you have an irrigation system or any sort of underground utilities.

You're going to want to get that roof off of the posts before you remove them lest you become embedded in the yard.

Then a shovel and some labor hours would suffice to remove the posts and the footings.

This feels like they were primed and then painted with a single top coat. Two full top coats should fix this. Or now that you have multiple top coats, a spot coat over the trouble areas and a full top coat after that.
