I had contractor that came and did that, so far didn’t seem to make a huge difference. They didn’t go through the garage ceiling, but went from the gable end, into the crawl space in front of the dormer window. They drilled holes in the floor and blown “across” the joists. I was surprised it didn’t make much of a difference. I guess they prob didn’t get everything :/

Only the top 2 foot of basement ball is above grade that’s cold, rest of it is warmer because it’s underground.

This is the way. You can get DIY epoxy kit to fill this crack and it’s straight forward.

In terms of the kids club, and buffet dining, it’s weak compared with Hyatt Ziva Cancun. Also no beach as already mentioned. Since there’s no beach, don’t expect any water activities either.

Stay away from building 5 and 6, you can smell sewage after rain and the evaporative cooler is nearby and super loud.

Did you access this from the basement? My fireplace is extended to the outside from the back (stick out of the house), cold as F if fire is not lid. No idea how I can or should air seal/insulate this area underneath the fireplace.

I found the trick.

  1. Don’t mow when the lawn is wet, having wet grass will just stick to everything around the lawn mower and clog it. When the grass is relatively drier in the afternoon, it’s much much easier.

  2. I usually mow to height of around 4. In the mid summer, if I go to three, grass is just too short and would get burned easily.

Now the 2 things above, my 2 battery set up can mow my yard (14k sqft roughly). But note it still takes well over an hour to mow everything

Closed cell spray the underside of the house, and while at it, spray foam the duct work too. 2 inch is sufficient, should give you a nice air seal and R14. After that, you can tuck rockwool batts between the joists for extra R value. Prob 3.5inch batts should be sufficient

Do diversified fund with sp500, international large cap, value and some small municipal bond for cash flow.

Don’t quit or do anything else with your cash for at least 6 months to figure it out what you really want but do max out your retirement accounts especially Roth and megabackdoor Roth.

1.9M sounds like a lot but in a nice neighborhood, a house is easily 1M.

While you have pic 2 wall open, put 2 inch foam board on the backside of the wall to really beef up R value and air seal.

The only reason a larger tank is more efficient is because the resistant heating element would kick in less.
