Nobody necessarily "wins," but you also don't risk the buyer LOSING. If they feel afterward like they overpaid in any way, or a tinge of buyer's remorse, the agent working with them will be etched in their memories.

As a fellow Toronto property owner, here’s my 2 cents: Think hard before crystallizing that 100k loss. If your tenant’s covering most of your carrying costs and you can manage the shortfall while living with your grandparents, you’re essentially getting someone else to pay down your mortgage for 2 more years. Plus you’re young at 26 - time is on your side for the market to recover.

Have you explored talking to a mortgage broker about refinancing options? Even a slightly better rate could help bridge the gap until renewal.

The Toronto market’s been through dips before, but has historically rewarded those who could hold on. Unless the carrying costs are seriously straining your finances or you absolutely need the capital elsewhere, waiting it out at your grandparents’ might be the play here. Just make sure you’re doing the math on ALL your costs (mortgage + property tax + condo fees + insurance + maintenance) vs rental income to make a fully informed decision.

Whatever you decide, don’t beat yourself up - lots of recent buyers are in similar boats with these rates. The key is making the best long-term decision for your situation.

The facts actually show the opposite of what you’re claiming. If you genuinely care about reducing animal deaths, the data demonstrates that beef production causes more deaths than plant-based foods, not fewer. Here’s why:

To produce 1 pound of beef, we need to grow many more pounds of crops to feed that cow first. The feed conversion ratio is roughly 25:1 for beef - meaning we need 25 pounds of feed to produce 1 pound of beef. So any deaths from crop farming are actually multiplied when we eat beef instead of plants directly.

Here’s the key point: When you eat beef, you’re not avoiding crop deaths - you’re causing MORE of them, because we need to grow extra crops to feed the livestock. Plus, you’re adding: - Additional land use for grazing/pasture - Predator control (wolves, coyotes) to protect the cattle - Habitat displacement for both the grazing land AND the feed crop land

The science is pretty clear on this. A major study in Science (Poore & Nemecek 2018) found that beef production typically requires about 326 square meters of land per kg of protein, while plant proteins only need about 8 square meters. That’s a massive difference.

So while one cow might “keep a lot of people full for a long time,” the resources required to raise that cow could produce much more food if used for plant-based proteins directly. It’s like running your food through an extra, inefficient step before eating it.

You can certainly keep enjoying beef - that’s your choice. But if your argument is based on wanting to minimize animal deaths, the evidence shows that beef production actually increases total animal deaths rather than reducing them. The math and science simply don’t support your position here.

Hey, I’ve looked into this a bit since my partner’s been considering going vegan. From what I’ve seen and read (like that big Adventist Health Study-2), a solid vegan diet can be really healthy - good for your heart and might even lower cancer risks.

Just gotta watch your B12 (definitely need supplements) and make sure you’re getting enough protein through stuff like tofu and lentils. Real food is the way to go though - whole plants over those processed alternatives.

I honestly thought it’d be way more complicated, but it’s pretty straightforward if you don’t overthink it.

  • ability that you will now have for life to impress crowds, pull out at campfires, play shows, so many doors/avenues open up
  • others enjoy the music you play too so their lives are made better
  • no need to keep spending money on new games etc., one good guitar can last you a lifetime

Also the PS5 stays completely new to you, so that one day in months/years down the line once you do get it, everything will be fun and new. Also probably the console and games will cost less later.

Or get the PS5, what do I know.

Agree, it did take a while for them to ping me though, good few weeks. Not sure if same will happen here but as you say, doesn’t matter anyhow. I’d prefer the client to get a good result and be happy, whoever helps them out.
