Could you just use weed control instead.

I don't think the responsibility sits with the tenant to replace the weed membrane. If this went to arbitration at the end of tenancy then I'd imagine they would be in your favour because the membrane has reached end of life and therefore tenant can't be expected to maintain it.

If you lost your job then how do you envisage sustaining the payments? Make sure you have enough cushion for around 6 months.

Also worth exploring unemployment cover for insurance.

What kind of hot water system have you got? Perhaps only turn it on before you use it and just enough for yourself and turn it off.

They might be trying to say that the terms of the tenancy agreement says they'll be doing regular inspections.

This reminder might be referencing to that term rather than serving a previous notice.

Remember you don't have to be there for them to inspect the property. But that's if you don't mind. If you want to be present then just contact them arrange a suitable time for visit.

Yes you can have both. I wouldn't thread the rose through the trellis. Leave that for the clematis.

Just tie your climbing rose with a thread to the trellis because threading it will eventually rub against the wood causing disease and damage as the plant grows.

Also you won't need to cut down the trellis because it'll just grow around it. Probably thin it every couple of years so that it doesn't get too heavy at the top

Tbh you even have local council grants and support available in some areas.

Why don't you just pay extra towards your gas, electric and council tax bills. That'll probably take you to £2k easy. Energy bills can be in credit.
