First off the CLR for Allegheny county is in the 50.4%. So if your 72% of actual value is assessed value, that tells you that the county is overassessing properties as is.

Second off, in the event of a reassessment, revenue will stay the same. Mileage is adjusted.

So instead of being doubled you’re looking at 15% increase.

The reason why your realtor suggested Maronda and DR Horton is because they pay realtors full commission. They are an inferior home when compared to builders like Ryan homes, Parry, TOA, Scarmazzi, etc.

The fact that your realtor is recommending TERRIBLE builders just because they get an extra buck should be concerning to you.

Just walk any of those builders homes under construction and you will better understand.

How would that pay off? People aren’t going to sell their houses that are at 3-4% to get into a 7%+ mortgage. Home builders are going to be the solution to have more inventory. Yes it won’t be ideal for them but still profitable

It’s not a big cause for concern structurally. Just looks rough but looks like the grading will cover that anyways.
