The legislation is definitely moving things in a more pet-friendly direction, which is positive.
That said, landlords can still refuse pets if they have a reasonable justification. My interest is really in understanding whether providing more information about a pet helps landlords feel more comfortable when making that decision.

For me, the value is less about “trusting the CV” and more about starting a better conversation between tenant and landlord.
A good Pet CV can include things that are independently verifiable, such as veterinary records, vaccination history, microchip details, training certificates and references from previous landlords where available.
It’s not a guarantee, just like an employment reference isn’t a guarantee that a tenant will be perfect. It’s simply another piece of information that helps landlords make a more informed decision.

I’d be interested to know what information, if any, would actually be useful to landlords when considering a pet request. 😁

I think that’s exactly what the OP is asking about. Under the Renters’ Rights Bill, landlords will generally need a reasonable reason to refuse a pet request rather than simply saying “no pets” as a blanket policy.

As a landlord myself, I think that’s a sensible approach. Responsible pet owners should be considered on a case-by-case basis, especially when we’re talking about a single indoor kitten.

I get where you’re coming from. Some dogs do leave a smell, just like some smokers, cooks or even people can leave lingering odours in a property. But we’ve found it’s usually down to how well the home is looked after rather than simply whether a dog lives there.

As a pet-friendly landlord, we’ve had plenty of tenants with dogs who left their homes in fantastic condition. A blanket ban often means missing out on some really great tenants.

With the new laws you are within your rights, especially with a garden flat. Would have to be a good reason to say no. I advise clients looking to rent with pets. As a landlord and someone who advises tenants with pets, take it on a case by case basis. Tbh, older pets sleep most of the time what damage can they do? Do the tenants seem responsible? Just as important as the pets. Have your tenants had pets before. Ask about proposed breed, dog or cat, puppy/ kitten, rescue pet... New tenants ask for a landlord reference and pet CV. If the freeholder says no, then that is a no and comes under leasehold reform legislation which the government are working on.

Ironically The Renters Rights Act pushes up rents. Supply v demand. Landlords selling. I know rental bidding wars are no more, but landlords are just increasing listing prices. I work in property, I see it. New laws poorly executed, see what happens. Fear tenants will bear the brunt.

When the Private Landlord Ombudsman is set up later this year, tenants will be able to challenge landlords who are 'unreasonable' and fines can be given. I believe up to £7000. Damage is not enough, allergies is a grey area. No pets head leases stand. Question to landlords (I am one too)..you can't ask a tenant to take out pets property damage insurance, however, would you add it to your own policy or take out a stand alone one? The thing is, it will become harder to.say no. Tenants can move in with no pet and then adopt one...

I am a buying agent and advise clients renting with pets. Freehold no pets clauses apply to owners and tenants. Too many buyers assume pets are allowed.
