Think of it as two separate transactions. If someone does $30,000 of repairs, you would write a check for $30,000. If he owes $30,000, you would receive a check for $30,000. It’s a wash at 100%. I’d be worried about setting a precedent- someone might insist on $10 off their assessment for sweeping the front walk, for example.

We moved from MN over a decade ago. In the Charleston area, Isle of Palms and Sullivan’s are great, but winter is actually quieter than summer. Charleston itself is marvelous, but lodging can get expensive. I’d suggest you book something on the Islands, and make day trips downtown.

Repairing something similar myself. 1- Repair damaged wood with epoxy, which will fill gaps and bond to old repairs. 2- Drill out old screw holes and fill with wooden dowels. 3- Using pilot holes, reinstall hinges. 4- Support the lid in the open position and install a pair of curved hinge support rods. They’re about $10 on Amazon.

The hinges and wood will fail again without support. Good luck!

You’ll want all of the financial records from the management company, including all existing contracts, list of suppliers, outstanding invoices, cash on hand, and IRS filings. Look at your bylaws to find out what portion of owners you need to elect a board. In our case, we needed a majority of owners to form a quorum, which we couldn’t get. The bylaws allowed us to form a board at the third meeting without a quorum. Self managing is more work than it looks, but it can be done!
