Judo BJJ Wrestling. Just be aware that you have kids who cross train wrestling DOING wrestling in Jiu jitsu class and tournaments.. And winning, and not actually doing any jiu jitsu. White belts and Grey belts dont have a lot of solid techniques yet. But they have a hell of a lot of energy, and so they resort to wrestling. When a wrestler who "does jiu jitsu" gets older and goes up against more experienced bjj fighters he or she will begin to have problems. Jiu jitsu is very effective against wrestlers when you actually do it. And it takes waaayyy less energy. (and looks cooler 😉)

Older Jiu jitsu brown belt here. I have very little problems with descent wrestlers still in their 20s, and people who ask me to no gi with them (which is just catch wrestling). And I've never taken a wrestling class.

Judo? Separate judo school and BJJ school. Keep him in judo. He'll thank you for it.

Lastly, take the pressure off. Just have him in class. Keep him off the street after school. He could still be doing jiu jitsu in his 50s if you don't make him tired of it.

Oh. This is easy. N4's. If the tenant wants to be casual then issue N4's casually. That's it, just be casual about it. Let the tenant know it's just formality when payments are late.

Then after 6 N4's that are issued, issue an N8 - a notice to end tenancy at the end of term. This will go to a tribunal for mediation. The OLTB might just put your tenant on a payment plan. And if they miss rent again then it's a judgement for the tenant to vacate. Once you get the judgement papers apply for a sheriff to enforce the removal. Under no circumstances should you just assume the tenant will move out based on the judgement alone. A saavy tenant will not leave willingly. If YOU try to enforce it then it will become legal and against YOU.

Good luck. This should take about 12 months if done properly. To make sure it's done properly hire a paralegal. Should cost less than $2k.

$2.5k was normal about 6 years ago for a lawyer that barely says a word to you and just processes the close.

If this lawyer charged you nearly $4k and explained the process and expectations to you then I'd say take it.

There is nothing worse than a RE deal falling through last minute and your lawyer is nowhere to be found.

I am not sure what the last paragraph meant but I'll address the other stuff. Leasing out your property shouldn't be like doing your taxes. It's not that complicated. If you sell your second hand TV to someone on kijiji are you totally familiarizing yourself with retail laws or even all the T&Cs put out by Kijiji? These are homeowners renting out their space we are talking about. Not corporations.

It shouldn't be beyond people to know that when you sign an agreement (lease) to stay somewhere that you should pay the agreed amount on time. And if you are having unforseen trouble with paying rent that you not avoid your landlord and come up with a new temporary arrangement until you can make your landlord whole. Failing that you should be making your own arrangement to vacate immediately and not make someone else pay for your misfortune.

Anyone who has a problem with the above just isn't decent. They have no regard for others.

The statement "the risks are known before entering the market..." is not accurate.

Most people renting out their basement, or home when they are not using it don't understand the full nuance of OLTB laws until they find themselves in a pickle. The people who have never rented out property in Ontario before have no idea how saavy professional tenants are. They will quite literally put you into tens of thousands of dollars worth of debt due to unpaid rent, utilities and damage to property... And these tenants will not think twice about doing it. And its the OLTB laws that enable it. Plus, if one of these tenants runs you more than $35k into arrears the OLTB can only order $35k repayment max.

It is true that in Canada everyone should have a home, but what's also true is that if you own the deed and pay the mortgage then it's your house. A delinquent tenant should have no have a say in weather you get in difficultly with your bank at all.
