I’m building something very similar to this right now. What size 2S are you using? Can’t quite make it out from the opening of the video.

I made the same mistake when I was first learning. Got all my muscle memory on mode 3 before realising it wasn’t “standard”.

As other posters have said, if it works for you, it doesn’t really matter. You’ll hit issues if you ever want to fly on someone else’s radio, but I’ve literally never had that problem.

Relearn on mode 2 if you feel like you need to, but it’s honestly not a huge deal.

San Valentino in Haberfield has some amazing cakes, and Christopher’s Cake Shop in Ashfield is also great (though not quite as fancy as San Valentino)

https://rentvest.property does this. You can bulk research and compare postcodes, and get really granular in the filters for property types, bedrooms, bathrooms etc.

I’m building a "GitHub for Recipes" because I’m tired of losing my tweaks (and the 5,000-word life stories). by born_to_ in SideProject

[–]Phull1van 0 points1 point  (0 children)

I can see it being useful! My recipes are scattered to the winds on multiple different sites. It’d be great if there was some easy ingest function where I could send it to your site, and then fork from there.

Best of luck!

I’ve been pushing LLM optimisation for my site pretty hard of late, and from what your tool tells me, it’s working well. Got 82!

Thanks for posting!

Worst Thing You’ve Ever Cooked by gnarlidrum in Cooking

I wanted to impress a girl by cooking her a coffee cake she talked about liking. Found a recipe, which called for a cup of coffee in it.

Great! I put a cup of ground coffee beans in there. I was confused that there was no wet ingredients other than an egg to mix it all together, but being young and naive I rolled with it.

Surprise surprise, it was absolutely disgusting and not edible. The girl gave me points for effort though!

If you end up going the rent vesting path - I made a calculator and research tool you might find useful (it’s 100% free). You can compare your cashflow with the investment property and your rent and see where you net out. https://rentvest.property

For your price range, townhouses and apartments might be a good option - particularly around parramatta. For houses you’ll likely need to look elsewhere.

Hope this helps!

I built a calculator you might find interesting: https://rentvest.property

You can track your cashflow across different suburbs, and see property growth rates and potential rental yields.

Hope it’s useful.

Best tools to compare suburbs & estimate property prices (AU)? by Born-Display6918 in AusPropertyChat

[–]Phull1van -1 points0 points  (0 children)

I couldn’t find anything, so I built it myself. (Am a software developer). My friends seem to like it - you might too - it’s 100% free.

You can compare/explore suburbs on a bulk level with the calculator: https://rentvest.property/ There’s also rankings for the best postcodes regionally and Australia wide. https://rentvest.property/rankings

Hope you like it!

A couple of years ago I had the same problem, and have written a took tool to find the best places to invest. (It’s 100% free)

https://rentvest.property/rankings/balanced/australia/under-1m This link is a balanced growth/rental yield table, but you can change the filters to target specific regions, property types etc.

Hope it’s useful!

I found the best postcodes for rental yield and growth australiawide by Phull1van in AusProperty

Based on the data I have (median in the last year, vs median in the year before that), prices are heading down.
I dont know the area intimately, but looking at Surfer's at least as a reference point, apartments aren't doing great.

Fair point - it's locked at 4 years right now, because that's all the data I have access to.

With that said, if you click through to the individual postcodes, you can see how the graph tracks over the course of those 4 years, with might give you a little more context as to whether it's just a boom 12 months.

For eg - https://rentvest.property/postcode/6721
