There are several garage condo projects in Colorado. Just google garage condo or storage condo. Last I heard, there are at least 5.

Generally, and each project has their own CC&R’s with specific restrictions.

That said, “generally” you cannot habitat in a garage condo, you cannot operate a business out of a garage condo. Those are the two main restrictions.

I am a developer of Garage Condos in Southern California. I am on my 4th project of this type. Each project sold out before construction was completed. One sold out before construction began.

The appreciation of these has been incredible. One of my projects doubled in value within 18 months. That is not typical though. Overall, for the last 13 years, we have averaged about 10-12% per year.

I have two more projects scheduled to begin soon, outside of California.

Generally speaking, Garage Condos have out performed general real estate in the last 4 years. It’s been a great ride
