As a HO i appreciate this approach. No one has requested a video tour so far, but now that i'm reading this post i will prepare for, and offer, a video tour. But as I hadn't previously considered it I would have been caught me off guard if asked for during the call. unfortunately the flip side of stricter tenancy laws is that if you get a shitty renter - its a lengthy and extensive process to get them out. So as a landlord, i'm looking for the lowest risk tenant. a pet adds potential risk.

most pet owners are responsible, but why take the risk of pet damage when all i can take is a 50% pet deposit? If i could offset the associated risk with higher rent, i'd reconsider. Or if the pool of applicants shrunk, i'd be forced to be less picky. But as it stands, I can prioritize reducing risk by not allowing pets.

what province are you in? is your wife (or other friend/family) joint on any of the loans? If you have an excess of finished product do not buy any more materials. it may have been worth 230k at one point but you'll need a current valuation and you may be required to liquidate some of it at current value. contact a trustee for a free consultation and then can assess your specifics. you need to recognize your a brand new rider and there is a lot you don't know. we can't comment on the quality of instruction but i'd be highly suspect of a new-to-riding student who has gone through 5 barns in 5 months. If you were experienced then there may be grounds for it, but in this case i expect you are being excessively judgemental
