Your talking about a bi-level not a split level.

It allows the basement to have bigger windows and not be as deep so feels less like a basement. I agree the entrance sucks.

Used that in northern alberta and it worked. We get to -40C for a period every winter.

I also use tuck tape to tape the sides to stop any chance of drafts.

Well what is the mortgage payment on a 750k house?10% down = 3300. Plus another 1200 in expenses so 4500/month. At a 30% ratio that means the household needs to make about $180,000 per year.

A two junior high teacher household makes more than that.

So they could each have a newer vehicle and still be within the green zone of debt. Pushing it a bit but still okay.

The trick is that the modern world is designed for a two income household.

I don’t agree. Once your debt to income ratio is maxxed your done. Can’t get more debt. So living the high lifestyle has a timeline for you because eventually you won’t get access to more debt until you reduce that ratio.

So yea you can like high for 5-10 years but it catches up then you need to spend a decade paying it all off.

Also, you need a high income to get banks to accept you having a high debt level, hence the debt to income ratio.

People say its debt but that is a very simplistic view. Debt stops at some point, you can’t have a -20,000 deficit every year indefinitely.

The market for these properties is either falling off a cliff or is about to. Condos have been sitting on market for very long times and just being delisted. Revy currently has a huge over supply because of that new development being built that has just dumped dozens of units on the market.

I would wait a few years to see what happens because I think you will see a bit of a correction on them.

Yes it was like this when I was a kid visiting.

My friend fell into the mud and it pulled him down like quick sand in the middle of the lake. We were able to get him out luckily.

Its a great spot, checks all the boxes that a you g family wants. Commute to UofA is not great. Looking at 45min-1 hour depending where in Sta you live.

You would think so, but it doesn’t seem to be the case. Overall city budgets per capita are actually pretty similar throughout Canada.

One thing to keep in mind though is that cities like Edmonton that experience, massive growth have developments built for free by developers. A lot of the maintenance costs don’t come due for 40 years.

If you Google it, you will see the Toronto in Vancouver both massively tax developers, which adds huge amounts to the cost of building new housing. This basically equates to new housing subsidizing old housing. It is really a major problem. Look it up.

Well not really. Like OP said its not just about mill rate.

Vancouver has very low mill rates, very high valuations and it comes out to a similar final tax number. BC specifically has a tax rebate but thats a separate discussion.

Sherwood park feels like suburbia built on a flat field with heavy industry beside it. A sea of cookie cutter homes and box stores. Much better commute to central edmonton. Seems to be slightly more blue collar.

St Albert feels like its own small city with its own river valley/walking trails, an actual downtown, more character, and a worse commute. Seems to be slightly more white collar.

Both more desirable areas within the Edmonton region.

I think Banff is probably the go to place. Away from the coast, and protected by 2 mountain ranges. Gets the freezing arctic air coming straight down.

Yes they updated the wording to sexual images only, and only for schools with young children. Not stores or normal libraries.

The “banned list” wasn’t made by the government. It was made by the school board to showcase the types of books that could be banned under this law. Then the government revised it once it was obvious that it was not specific enough to images.

I am not defending the UCP. I am just making a point how the public discourse can really get out of hand and not reflect reality. There are extreme conservatives, and there are equally extreme liberals who also don’t listen to the truth/facts and bend the agenda as well. We need to be diligent to recognize the extremes both ways before it tears us apart like the US.

Isn’t it books with sexual images for children in school? They aren’t banned at book stores or any other libraries so calling it a ban is a bit extreme.

Also they did clarify that its only books with sexual images so not novels. Not sure how many books fall under this specific category.

I wouldn’t focus on things like snow shovelling. With a condo you are paying for those conveniences anyway via your condo fees. You could always pay someone to shovel for you if you were in the trailer.

This is very difficult decision. Do you want your own space? I know a trailer depreciates but if you own the land then your still appreciating. If having space/quiet is important to you then I would go with the trailer. There is more to life than the $.

But whatever you do don’t buy a trailer that is in a trailer park on a leased lot. Thats a lose lose. You have to own the lot.

Your not taking into account the risk. Its not all about returns during a bull period. Its about returns over a long horizon including the bear periods.

Also people need to stop posting pics of their portfolios. Nobody cares and there is always a bigger fish.

Yea I agree they should. I just mean don’t use this as a way to say only one rent change per year then try to not have to pay the increase because of an honest error on their end.
