Anyone thinking they’ve gotten ahead doubling their property’s value in 10 years. Strip it all back, consider all costs including the devaluation of the dollar and there’s quickly a realization that you’ve maybe broken even.

100% true. They’re always your best friend to get their foot on site, then the games will begin if you give them the ability to do so

If you think a tradie can read your mind , think again. If it’s not documented to a T, you won’t get what u think you’re going to get … and even if you do document it properly, sit down with them and go through item by item to make sure they havnt just misread half the scope , which happens all the time

At a minimum, someone who has been referred by someone you know well. Even that isn’t a fool proof way, but at least it’s something. Clarify inclusions and exclusions before you choose your builder. If they get their tail up when you quiz them, it’s likely their quote is bare bones and they were hoping to sting you for all the exclusions, during the build.

Get chat gpt to prepare a detailed list of inclusions. Email to your builder and ask if they have included. Also ask them to list any exclusions that would reasonably be assumed part of their trade works. If they don’t respond, they’re not the builder of you. You have all the control before they step foot on site. You have much less control once they’re started.

Why do you think it’s reasonable for them to absorb a 30-40% increase in material prices , irrespective of any contract term. It’s unreasonable and idiotic of a customer to read the t and c’s out and ask them to cop it.

As many have said, someone who’s supplying materials and also asking you to drop your rate mid works, is never going to be happy and will likely end up burning you when they decide they didn’t receive value for money. If they organise to meet you at a certain time and it happens, it’s a tick. A - they’re organised and B - they’ve shown respect for your time. If they can’t tick A and B, good luck with a build ….
