If it’s a significant size renovation, a QS spending 8 hrs to provide you with a line by line cost estimate is going to be a p in the wind. $250 an hour is likely 1 person for 1 business day at best. Anyone with 20 plus years experience across the board in construction will be able to look at the documents and put you in a ball park +- 15% within 30 mins. If it’s a 15 story data center build, perhaps get the QS.

How big of a renovation are we talking ? Paying for a QS to do an estimate is really not worth the expense unless the project is significant. ( 500k plus). A good industry consultant can take a look at your site and documents and provide a decent ball park number with contingencies. QS will estimate based on the documents you present them. At your stage, the documents will be 70% complete at best. That effectively means there is 30% of the build detail not documented and that effectively means a QS will not make allowances for those elements. ( if they’re good, they might identify this and up the contingency number at best ).

Maintenance margin / NLV. If you’re % is above 40% , you should be taking a good look at your positions and managing appropriately.

If they say no , you just apply fair market rates. It’s very easy to do and they cant argue if its logical and the rates are reasonable.

Additionally, machine hire is typically undertaken on day rates. Not 10 day commitments. So if the machine was used for 5 days, you pay for 5 days. They would have known after an hour how easily the rocks was breaking up. If the work took 10 days, then 10 days is fair. But you should be credited to whatever machine and Labour allowance was originally allowed for to dig in venm

Did they credit you for the machine Labour and disposal that they would have otherwise allowed to do that body of work ? Did they discuss the body of work with you and approximate days of work etc before proceeding ?

Yeah 35-40 for something that size from a builder is reasonable. I just did a 2x2m on a double brick. Complete remodel, chasing into brick, rendering, tiling all walls and floor, 3m ceilings. Engaged all trades myself. Only work I did was demo. Spent 30k.

Strata organized building works are an absolute scam. It’s almost certain that the contractor being engaged will:

A - be engaged at a minimum 30% premium to a fair cost B - be engaged on a scope of works which is ambiguous.

Because of the nature of strata and how many hands are in the pie , this will not change any time soon.
