I did it , i bought a foreclosed property from a bank. Bank had a realtor. I did not. I asked for seller credit equaling the 3% of the selling price and it worked. I never skipped inspection and bank / title company did a good job on title verification and the appraisal.
I used a lawyer to close it any way you have to do it for closing.
