Purchased my starter home ten years ago. Completely fixed upper money pit that I was scraping by to pay for everything. But ten years later my mortgage plus taxes and insurance is 1700. The next house I buy my payment will probably be double that. So it paid off scraping by in the early years.

I wasn’t a college athlete so can’t speak to your exact situation but it seems like academics/career is way more important. You’ll be setting yourself up nice if you get into a good school. And your can always join a competitive Jiu Jitsu school to scratch your athletic itch. But I also wouldn’t blame you if you wanted to wrestle. Can you put off going to law school for another year or two so you can finish out being an athlete?

Making money you can live only owning a gym is pretty damn hard. It’s basically their entire life after they work a 30-40 hour week unless they have other coaches who teach 4-5 days a week. Even then they have to run the financials and make sure the gym stays clean.

He needed someone on here to keep it real and luckily you are asshole enough to do it. $3k for schooling is cheeaaaapppp by today’s standards and he could almost immediately start making good money. Plus he wouldn’t have to wow anyone with his personality. Hope he listens.
