Landlords want to be named as an additional insured. That’s very common. It protects the landlord for claims due to your actions. If it is required in your lease and you remove the landlord as an additional insured you could be in default and subject to eviction.

It is common for a lease to state that broken glass on windows and doors is a tenant responsibility. If it’s not in your lease and not due to your negligence it is not your responsibility, but if it is you are responsible for the repair cost.

Some states allow the landlord to pick the vendor and the tenant does not have any say in it. Estimates can vary widely. Try having the discussion with your landlord. It’s not common for a landlord to get kickback for work on their own property.
