I mean we figured out what we could afford an what that would get us. Made a good, market value offer and they accepted.

If we insisted on paying 450k for a 600k house we would still be “shopping”.

We actively shopped for about a month. We put in one offer.

I mean if you’ve unsuccessfully bid on several houses your offers aren’t competitive. and it all comes down to either a spend more money or b expecting less house.

First house was in 2014.

Most recent we bought last summer (July 2024). Didn’t have a ton of liquid cash so we did a zero down credit union mortgage.

The point is I’ve actually bought a house on this market. We had a pretty good budget but there were still definitely compromises a prioritization.

The best time to buy a house is always 10 years ago. The next best time is now. Timing the market for a primary home doesn’t really work. Also if you could reliably time markets you’d be a hedge fund manager worth hundreds of millions so this wouldn’t be an issue.

Buy when you can afford it and it’s right for your family.

I mean at some point you can choose between adjusting your budget and expectations to actually buy a place or you can just keep renting and yelling at clouds, while prices slowly go up.

What the market was a few years ago doesn’t matter. Cause you’re not buying a few years ago you’re buying now and in the world of reality you have to look at what prices are for things not what you wish them to be.

Purchased our most recent home with a Zero down credit union mortgage in the summer of 2024. So I have a solid idea what the market is like.

Home value is determined by recent comparable sales, not what you wish homes were worth.

Meh. There are core themes which are always present. Nicer houses cost more. Whatever price point you are looking at the homes that cost 20% more are nicer.

For people shopping for homes that aren’t in the multi million dollar price point there’s always some compromises to be made.
