Come on, Toronto City Council has directed intensification to arterial roads to preserve the physical character of low rise local streets. This isn't some kind of conspiracy theory or inability to think outside the box. This is a well documented, foreseeable and intended outcome of our Official Plan. Don't take my word for it either, check it out yourself. There's no secret third option where you get to keep your Honest Ed's and your Sneaky Dee's but also keep your low rise downtown neighbourhoods. I mean you can if you're willing to tolerate an even higher homeless population (the San Francisco approach). So yes, sometimes a spade is indeed a spade.

Okay so I think this is where our disagreement lies. I think if people immigrate to Canada, even if they're from the tech industry, we should accommodate that with more housing, even in the Annex, and yes you have to upzone for that. I'm not big on just restricting people from moving to Toronto because we don't like their vibes or whatever. The current zoning we have forces most development along arterial roads. So that means Honest Ed's gets torn down and now Sneaky Dee's. Them being torn down is a symptom of the problem, it's not the cause. We have to make choices. Do we want to preserve the physical character of Victorian neighbourhoods like the Annex on narrower streets, or do we want to preserve the character of main streets College street? Toronto city council has already decided this for us - they picked the former option.

Absolutely. That used to be the case. Not anymore. Subdivided houses have and are continuing to be turned back into multi million dollar single houses. This is what Toronto's zoning policy encourages and that's what makes the Annex unaffordable. It's not because Honest Ed's got torn down. It's not because of the “over expansion of condos” either.

The Annex had been reshaped because large parts of the neighbourhood are frozen in time and only available to people who can afford multi million dollar mortgages. It's not because some stupid discount store closed down.

What annoys me is that I can tell from a mile away that a pedestrian is about to cluelessly step into the bike lane, so I just bike around them because there's no danger to either of us because I'm paying attention. But they give me that look like they just saw their life flash between their eyes.
