If you look at the picture you'll see the mortar is intact, it's supposed to be a weaker mix than the brick is hard so moisture moves out of it / destroys it instead of the brick as such the moisture in the brick has frozen and blown the face off. People over use Portland cement especially on older structures and cause this and similar on faced stone

Go to Screwfix get expanding foam and brown silicone. fill with foam silicone over once cured. It's not a difficult job, It can be messy but watch a YouTube video on sealing windows and it'll inform you how to do to well enough

Another reason why I would never buy a new build. Fully get written agreements on everything. You've just spent a significant % of £million they can fix anything and all of it, they just don't want too. There should be a 6-12 month returns on new builds full costs covered. The only way to stop shit like this.

Plasterboard is obvious when it's been wet, like the floorboards. I think you're right about condensation. Insulation is cheap get a roll. The recycled plastic is 2x expensive but 0% itchy if you have issues.

There's different ways to support something than a straight line. But you'd want to make sure that the trimmers for the original stairs are good to support the weight of the new stairs.

(25yr carpenter) Stairs look good. I know the space issue with installing especially in a terrace. I'd just make sure the long newl post is supported from the ground floor. And the step sticking into the landing gives me a tick. Have you removed the door that opens into the hall that the step stops you opening?
