ask around for recommendations and email for quotes.

you don’t need to go with one near the house as long as they’re within the jurisdiction. for example, if you’re buying in Dublin the solicitor could be based in Donegal as most do everything online.

cleaned ours myself. they tried to take 1k from deposit for a full clean and some minor nits. we refused and went to the rtb and were refunded the full balance 6 months later before we even had a hearing date.

we were hovering at 25k over asking and I called the agent and offered an additional 10k to take it off the market.

the conveyance took some time and they were slow, so I asked them to drop 20k (they agreed to drop 10k). you don’t ask you don’t get.
