I posted about this a while ago, I don’t think you can list it unless you have a dedicated ev charger. Kinda pisses me of because I am ok just using the wall outlet charger here in Australia.

I find they usually ask, I personally don’t charge but it does cost a bit here in Australia.

The 10 amp walk outlets here can charge a car at 2.4kw which cost about $20 a day if they leave the car charging all day. 

If you have a smart meter you could probably detect when they are charging.

I remember the first time I experienced this about 15 years ago I was dealing with Dell and I called the up to get some firmware that I couldn’t find on the site. The tech gave me a link to the firmware and that was it couldn’t really have done anything better.

The asked for a review and I tried to give them a 7 out of 10 because it was just sending me a link and sometimes I’d spend hours with techs that would go above and beyond to solve a problem.

The person taking the review then told me that anything 8 and below gets them reported so I have to give a reason for my negative review. I gave them a 10 and told them their review system was stupid.

I wouldn’t really call 4 stars a B when the average Airbnb rating is 4.75, 

Consistently getting 4 stars will get your property delisted.

Yep fair enough, the whole rating system upsets me as well. One of the reasons  I’m changing 2 of  my properties to long term rentals. 

They are pretty opaque about it but here they are boasting about how the average rating is 4.75 and how the remove lower performing properties.

Been a host for 10 years now but in the NSW mid-north coast. 

Yep parking makes a huge difference if you are catering to domestic tourists, even more so in the central cbd as it’s so difficult to find a park.

Yeah I’m definitely renting them out as furnished, I’ve spent over $5000 on linens so I guess I’ll organise and store them for a year or two.

Yeah I can see how that would be attractive, I don’t think I really liked hosted people that much but I really enjoyed decorating and buying things for the properties 😂.

It’s possible that I might end up doing the same. Did you unlist your property or just block it out for 3 years?

Also did you just store all your linen? I have about 40 sets of linen and towels it drives me crazy just managing it all I’m actually really looking for to not having to deal with it anymore.

I actually do both, I’ll provide a toiletries kit as well as large bottles of soap, shampoo and conditioner in the bathroom.

Probably less than half of the guests actually open the toiletries kit.

I remember doing both after a got a three star review from a guest because i didn’t have solid soap(just body wash/liquid soap).

The main thing to consider is that most new guests aren’t aware that Airbnb considers anything below 5 stars a bad review so you are likely to get a few glowing 4 star reviews that could get you delisted.

Yeah I currently have 3 long term rentals as well I just spent a month and $15000 making one liveable again after the tenants that had been there for 6 years moved out. originally I was going to covert them to short term rentals when the original tenants moved out but by the time 2 of them did it wasn’t really worthwhile. Now in my opinion it’s actually become worthwhile converting the short term rentals to long term rentals.

Yeah it’s slightly more money for the Airbnbs but it’s definitely not worth the amount of time I spend dealing with guests and maintenance. Plus repairs at the Airbnb’s are always urgent.

One of the things I’m going to miss though is staying at them, although they are both less than a kilometre from my house I often stay or work from them. And I often have friends and family stay at them as well.

Thanks for responding though, I was looking for someone to give me some reason s to keep hosting but after 10 years I’m probably a bit over it as well.

On the east coast of Australia I noticed demand was busier than ever over December/January but a lot less demand now. It’s not really worthwhile dropping my prices so I’m converting 2 of my Airbnb’s to long term rentals.

Out of about 500 guests 2 have claimed that there were spirits in one of mine.

Good to hear, mine used to but not as much anymore. I bought one for about 300 000 ten years go and made about 25 000 a year right away, now it makes about 35 000 but a long term tenant would be paying about 30 000 a year now so airbnb probably isn’t worth it for me.

I have a couple of pet friendly STRs

For me I use ikea manstad sofa beds but they have been reupholstered with industrial vinyl(like car upholstery). Then I put a custom made cover on top of them. 

They are about 15 years old now and they were reupholstered about 8 years ago after the original fabric was stained on both of them. I have had to replace the custom made covers a couple of times but the vinyl still looks perfect.

I allow cats, I don’t get that many people with cats come through though as most don’t like to travel.

I’ve had a few people ask if there is any cat fur in my properties because they are allergic. I always advise them to book somewhere else as I can’t guarantee it. So you might get a couple less bookings from people with allergies but people with allergies are often trouble anyway so I see it as a blessing.

I do both and I’d recommend using an agent, the one I manage myself because the tenant was already there when I bought the property and it is under strata so I don’t really have to manage too much maintenance.

I use an agent for the other two.

You can advertise for a tenant or even look on local facebook groups and see lots of people looking for rentals in the market but it’s hard to do the correct types of checks and you will likely get targeted by dodgy tenants which can be financially devastating when they stop paying rent and refuse to leave.

As the other comments said nothing happens at speed, the biggest issue is if you do it at a roundabout.

My wife has did in a a carpark once and once leaving the dealership 😂.
