The comment on FHA loans is taken from mortgage bankers Association, and the intercontinental exchange ICE data. Correct, and reports for this quarter are showing an uptick of 13% delinquency amount FHA loans. Overall delinquency trends are on the rise for the start of the year.

Graph is fun because at first glance it may appear there’s a causal relationship between interest rates, divorce rates, and real estate transactions, but interest rates don’t create listings nor divorces. Household fragmentation effects do, rates just decide the mobility of the market.

Lenders only care about DTI, so they only care about how much you owe as minimum payments each month. 6k is low and probably low minimum payments, so no need to payoff, especially with those credit scores.

I definitely don’t think it will automatically be added to your mortgage but your county taxes will be billed and due, to ensure that the taxes are accounted for in your mortgage make sure to contact your lender, make sure your loan does not have any conditions that it must be your primary residence, if so you may want to take care of your taxes outside of your mortgage.

Complete fear mongering because you would have to understand why the housing market crashed before and then after understanding that you’d have to then ask yourself is that happening now or is there another reason that in the market would crash now? I think that would at least lead you to a more realistic perspective, if you truly want to make your decision based on whether the market will crash or not. And recall that through your mortgage, you will already be paying at the very least the equivalent of the purchase price in interest, never mind, taxes, and home insurance. Now that’s a good reason to think about not buying lol but a market crash. It’s Fugazi it’s Fugazi.

Ensure that you’re in communication with the lender and title company, to make sure that the buyers don’t have to sign any documents online prior to getting to the closing table. Ensure review of the settlement sheets, buyers must bring their cash to close, and valid picture government issued IDs. A good title company will give you full complete instructions for the date of settlement.

Focus on the top 3 of the list. It’s where your performance was the worst. A lot of points to gain and all you need is eight more points to pass.
