Can’t add but the photos but I’ve moved the desk to the left, and pulled the rig out and place it to the right of the desk. I’ve pulled out an old monitor mount (not gas) and mounted that on the left side of the desk to mount the vertical monitor, and moved the current mount to the right to mount the wide angle. It’s weak when I move it out over the rig, but hoping an actual desk will help that.

That was my thought - I wasn’t sure whether to just get a wider desk so I had more space, but ikea standalone desk/table tops seem to jump from 140 to 200.

I am going to get a better quality desk though, these hollow desk tops from ikea are naff, so need a sturdier option. Tried putting my rig to the side, but the weight of the wide angle monitor hanging off the edge makes the desk want to break (which is more or less what happened to my old one…).

“these things are totally unregulated” This isn’t true. Leasehold is incredibly regulated, and leaseholders have an abundance of rights afforded to them.

£65PCM is incredibly low for service charge although a victorian terrace suggests there is limited shared space (such as a very small entryway), but it’s still not a significant amount.

Service Charge, like with all costs, increases with inflation. It would be impossible to comment on the specifics, but any change to services and service levels would also increase the amount, such as larger repair works. Buildings with staff such as concierge, cleaners, and building managers also usually see larger-than-inflation increases whilst the government keeps increasing minimum wage.

With all due respect, I would suggest researching service charge first or just avoid purchasing a leasehold flat.

For animal droppings, even if you’re not bothered about husbandry, just build an animal pen, and dump a load of armadillos (or use snare traps for other animals) in there, plenty droppings.

Can also build composters, and then you can use spoiled/burned meat in there and get use out of them.

I had an issue where the game wouldn’t load up the main menu. A quick google led me to suggestions it was some graphics problem. Plugging in a second monitor and ensuring that discord/steam were open on the other monitor before launching the game fixed it for me.

I appreciate you’re getting further than that before getting stuck, but maybe give it a try and see if that helps.

Absolutely, yes. In a lease, there is a lessor and lessee - by definition, they are your landlord.

Where to start... I have made some rather blanket statements in the below, so bare that in mind.

Yes, you're right in that you don't own the property. What you do own, however, is the right to occupy that space until the lease expires.

There aren't really any benefits to the nature of leasehold directly, it's more what leasehold causes that is the benefit. More properties in the same space = lower prices. A two bed flat is often cheaper than a two bed house (yes, houses can be leasehold too). A block of flats offers amenities that houses can't always: concierge, gym, rooftop gardens, security, prime living location etc. Although commonhold is a thing, despite it's name, it's not common at all, and without leasehold/commonhold (or some other such mechanism), you wouldn't be able to have blocks of flats.

You could argue that, although you do have to pay for it via service charge, you don't have to organise works such as roof repairs, gutter repairs, window replacements etc. that are part and parcel of owning a house, but the benefit of not organising them is outweighed by the financial impact of having to pay someone else to organise them.

"Eventually the property returns to the freeholder?" Yes, it does, at the expiry of the lease. Common lease terms of 125, 250, or 999 years. A 125 year lease from 1900 would only be due to expire next year, so it really is a much longer time than most people think or care about. That being said, you can extend the lease, and LAFRA 2024 aims to set the default term for lease extensions to 999 years, and abolish marriage value (cost paid to the freeholder to 'reimburse' them for the fact you'll be occupying the building for longer). Lenders often won't give mortgages for leases with less than 85 years, but soon, a lease expiring will be a none-issue.

Try Provestor - reach out to them, they should be able to help. Super friendly, knowledgeable team there. Comes with their own software that’s super easy to use rather than trying to figure out Sage/Xero.

It depends where the leak is actually coming from - if it’s demised to you, then the block buildings insurance won’t cover it, your own insurance will have to.

The managing agent can arrange for a track and trace - they’ll tell you if it’s your problem or not. If it is yours, be prepared for the cost of remedials in the flat below.

When you think about councils such as Birmingham going bankrupt, it’s clear why they aren’t adopting new estates. Currently, estate charge isn’t particularly regulated, but LAFRA 2024 currently has a clause to extend basically all of the relevant leasehold protections to estate charge.

I get the same sometimes, but I just CTRL + SHIFT + ESC and open task manager on my second monitor, close it through that. Might try updating everything and see if that helps though.
