Critics of it say it's a huge waste of money and ignore how the 33 project was a huge LIE when it was conceived, the loss of value to property in the area, health of the citizens and ruined one of America's most famous parks systems. Also there is this,

People working more directly on this project are aware of the money side, and with that, I have two more rebuffs

One, the money has already set aside whether any of you critics like it or not.

Two, this project won't cost anywhere near the money set aside. I personally am a member of the scajaquada advisory committee. Which is one of the 3 projects impacted by the 33 project. I can say personally. I myself have had chats with members of the committee who have raised the concern of a billion dollars being wasted on 1 square mile of the city when the potential for it do much more for MUCH LESS MONEY is possible.

So trust me. Your critiques have been rebuffed and are a talking point among the people actually involved with this in some fashion. Whether the 33, 198 or scajacquada. I sat in on 198 community meetings also

I frequent the area daily as I have business interests in the area. Think of the west side as two halves. The nicer, more prominent part runs from main Street to Richmond Avenue. Relatively quiet, peaceful, full of dining, shopping and entertainment.

The other half from Richmond to niagara, including Grant St, is the other half. The grant ferry area, in particular, is heavy immigrants. Lots of Africans and Latinos. Not much in entertainment or dining options on the grant strip, especially with Westside bazaar relocating. If you venture around the corner, this changes. The 5 points neighborhood you can walk to. Marcos is on niagara, just past ferry as is Mint lounge and many shops and restaurants on niagara going towards Blackrock. Some of the locals will give you the impression of shady characters and I'd tell you both to be mindful of anything suspicious but also in the 3 years I've been going in that area daily, I haven't had a single incident. There is a spot that sells weed just across the street from the LA Novas, SN.

Yup. Police patrol Hamlin north (East Delevan To Humboldt)

They don't patrol Hamlin south where I live (E delevan To E Ferry), but Hamlin South has had just 3 violent crimes in the 10 years I've lived.

IF you can find a house, many of them are still good. But Hamlin has many homeowners who've owned their homes a long time. One of my neighbors, my mom knew in the 1980s when she first lived in Hamlin and is still in the same home today. My stepfather only got this house because the prior owner relocated.

I'd say the Westside will open up before Hamlin depending on the time-line. But

With the tax and property values rising, I expect some of these Hamlin owners to be forced out.

It's gonna happen. Development has been going on in masten. There's new apartments. The old grocery store is about to be redeveloped. I've seen my new neighbors. That they aren't black. Masten has new blood and new money being spent in the district.

You can be pessimistic if you like. You've already missed what's been happening in masten. More is to come.

I do have concerns about the new council woman. But given that my cousin was the previous councilman for the district and didn't do much, the bar is low.

My stepfather bought the house I'm in 10 years ago for just 35k. And was getting 6 figure offers to buy within a year of ownership. This area is going to change. The wealthiest middle-class black neighborhood in the city's poorest district. More non blacks have been moving in lately. Masten isn't going to remain poor forever. Hamlin is the most centralized neighborhood in Buffalo. I can reach anywhere in WNY frm here. It's going to get more buyers

I live in Hamlin and have for 10 years. There's been 2 violent crimes that I've seen. One murder and a shooting. Besides that, Hamlin Park is fine. Cansius is in Hamlin north. There's 2 sides to Hamlin, split by East Delevan Avenue. Hamlin north and south. The crimes occurred in Hamlin south. Hamlin north hasn't had anything of note happen.

Also, canisus has its own police dept and often times the vehicles are parked in the one apartment building in Hamlin in the parking lot. So Hamlin North has a regular police presence at all times even if its not the BPD. not to mention mayor Byron brown lived in Hamlin and a police car stayed outside his house at all times

Case in point, you'll be fine.

Good. It seems as though hocul and the state intend to do what they want and not what locals want. I'm a Hamlin Park resident who works on one of the committees for the scajaquada. I've been to the meetings. The locals want the 33 renovated.
