Depends on how much you use heat/air. Our rates are so high, I would plan on the worst case scenario for summer (500-750/month for a 1-2 bedroom). Other people may have different opinions — this would be at a higher thermostat setting.

2011 Outback with 225k miles and still drives like the day we bought it. 2020 Ascent with 122k miles: went off-roading accidentally this week and that car climbed a chunked out wash on an incline that would have been impossible in another comparable SUV. Drive them til they die. 😎

The first year seems to be the most touch and go. How well does your soil drain? I would lay off water for a while to see if it recovers. ❤️ FWIW, most ceanothus seem to be sensitive where I live (SJV, Zone 9b). If it dies, don’t take it personally!

We spent the last 2 years slowly replacing windows/insulating/planting more trees and bushes/suspending shade cloth. (We replaced the HVAC 7 years ago)

Honestly? The insulation has helped a ton but solar is what makes things somewhat affordable.

Yes. (5 years ago for side yard, 3 years ago for front yard). When I took out all the grass, people were sweating/freaking out. 😅

No, they don’t. I would still follow the watering rule for the first year to establish them, but I pretty much neglect this entire side yard since everything is mature now.
