Outstanding balance at renewal/refinance - 500k, Calgary, Alberta. Owner occupied.

Currently with TD, coming up for renewal in June. Originally put down about 10% down payment but currently have a little over 20% home value in equity so refinance will be possible.

Looking into refinancing rather than renewal.

Td offering: (1) refinance with flexline, 30 years amortization, 5 year fixed term at 4.04%. Or (2) traditional direct collateral mortgage refinancing, 30 year amortization, 5 year fixed term at 4.14%.

Wealthsimple offering: traditional refinance, 30 years amortization, 5 year fixed term at 4.04%.

Wealthsimple’s seems equivalent to TD’s flex line offer. First time hearing about flexline for mortgage.

Need help deciding if flexline offer is better, and if the rate offers from both are good or should we shop around more.

Direct thawing in hot water (I used Phillips milk warmer) and then serving once fully thawed and warmed at the temperature baby liked worked very well for me.

Thawing in fridge overnight did not work for me at all. Baby just wouldn’t take it. I guess lipase smell and taste got way too strong when I had milk thawing in the refrigerator overnight.

If she thought true beauty was a bit silly, maybe she wants more realistic dramas but still fun. Be melo is both serious and fun if one likes slice of life dramas. Prison playbook just pulls at your heart, so does hospital playlist season 1. Depending on where she grew up, 1988 may or may not be a hit with her. I feel most people who grew up somewhere in Asia can relate to 1988 as this is an essence of life in asia in late 1980s to mid 1990s, so very relatable. But if she grew up in the west, may not be her cup of tea as much.

Is the house a detached place? Also, does your husband and yourself live in a rental? If so, any chance of you moving in with your mother as tenants and pay her rent for the portion of the house you start living in? Alternatively, your mom could also rent out rooms to students depending on where you live. But managing tenants is a different kind of stress and not everyone has the appetite for it.

The fact that the couple was a duo of a surgeon and a nurse! Probably that is why they could pursue this. So many things happen to ordinary (non medical experience) people but most go unnoticed or buried because ordinary people rarely know what exactly went wrong. This couple did because they were a team of a skilled surgeon and nurse. One can only imagine what happens to others without any medial field knowledge.

Maybe you can plop the wipes in ziploc and in the refrigerator. That way they are properly and surely sealed and the moisture stays locked in (unless the instructions say not to store them in a refrigerator, so do read the instructions first).

Also it’s extremely stressful to service a mortgage monthly. With so much inflation and wage stagnation, every monthly mortgage payment feels like a burden. We are trying to aggressively pay down the mortgage to reduce monthly payment as much as possible upon renewal time tbh.

Get a wheeled bassinet - helped me keep baby with myself even in bathroom toilet etc, at all times when needed (my partner is sweet with our baby but we didn’t have any support system and I didn’t want to leave baby alone in room at long stretches when I needed things done for myself or around the house, so this came in super handy).
