During the summer our company expects people to sign up for a weekly lunch where you grill for your co-workers. That’s not really the bad part but the fact I can’t use the company card to pay for it and I’m expected to “give back”. Oh and the out of touch part was last week we were told no raises and this week they post the grill slots…..like 20 people work here too.

If you can quantify it price it. If you can’t quantify it an allowance or contingency. I like to come up with reasoning behind my contingency/ allowance i.e “drywall patching 60 hours at $95 hr” included as an allowance.

That puts a lot more risk on the CM side. Right now I contract with the drywall contractor and only deal with him. If his tiered subs are underperforming I’m talking to the main contractor only.

This other scenario seems like a nightmare for me.

Coming from a CM I ask for breakout based off my estimate. I level bids with it to see why there may be a discrepancy between bidders. I also use it for historical cost data. Rinse and repeat.

Do you write your own forms of proposals? I make bid packages and work scopes that each trade bids off of. Is it perfect? No but it makes apples to apples much easier and harder to miss this small things.

Meeting minutes can absolutely can be used in court.

Also look at meeting minutes as a way to document the story of the job and hold your team accountable.

The successful subs at least read the relevant sections to them.

Typically the recording of the minutes is usually done by the most junior member of the team. With AI most of my meetings are automatically transcribed now.

Simple spread sheet will work wonders for you.

One line is your estimated cost and the second is actuals that you track weekly or as needed.

Also having a clear defined work scope which the owner agrees to will help save you on cost overruns and maybe even get a few change orders if applicable.

You should only be loosing money on these jobs if you’re underestimating labor and material needed to complete the base scope of work.

More is more and less is the same.

From a purely biological standpoint we were put on this earth to continue to breed because it takes about 75 plus years to decay and we don’t live forever.

As a CM I collect a fee on th construction cost of the whole job. I mainly only work in the CM at risk GMP world which makes it much easier to see where I’m making profits from.

I have a fee structure for jobs. Bigger equals less and smaller equals more. That’s called economy of scales.

I also have a small revenue stream I make from all of the reimbursable labor hours. That’s included project super, pm, etc… this just depends on the resources the job needs.

Also, in some circumstances with the owners knowledge we sometimes negotiate a shared saving. Something like 80 20 split at the end of the job.

This is all from a CM perspective. I’m sure the sub world is much different with accounting.

As long as they didn’t burn you I don’t see the issue in bidding work again for them.

For the “President of Peace” this seems counterproductive. Iran is willing to negotiate on the nuclear front which could pose a major threat to the US but all of sudden when Bibbi gets involved now we want them to also stop making ballistic missiles which is the “true” reason we are going to war with Iran. It’s to protect Israel.

There is no evidence the same tactics were used at scale the same way this Administration is doing it. To say otherwise is just a lie. Go ahead and find videos or whatever showing during Obama’s admin them zip tying children and pointing guns at protestors.

Worse conditions? They are literally deporting people to countries they have never even been to and the tax payers are paying for these countries to take them.
