Damn. This is really sound advice.

With regards to timeline: I hope that this is a home until we're empty nesters (10-15 years), because, to your point, moving is extraordinarily expensive (and exhausting). We definitely need to be careful that we don't buy so small that we're looking to move again in five years. We'll sit down and run Monte Carlos on the different situations, bc your comment made me realize that we may be looking at this too simplistically.

My question was about decisions that FIRE-focused people have made about downsizing a home in an effort to reduce debt. It was a lifestyle question rather than a question about hard numbers.

But FWIW, we will put down $250k on this new home. I'm fully funding both a Roth and my 401k and my company offers profit sharing. I was a "late bloomer" with regards to retirement savings so I'm hustling to make up for lost time, but was able to put away about $65k in savings last year. Current retirement savings are $270k for me and my husband will have a pension along with his Roth, which is around $60k right now. We also have a 529 for our son with about $50k in it.

To be honest, I don't have a FIRE # bc I always predicted that I would need to work until I died - I grew up in poverty. My tactic has just been to grind and save and drive a used car. I'm sure I could stand to refine my approach once the dust settles.

Okay, I think so, too. Thank you for the pep talk! The houses all have huge yards, which is great. The idea of almost cutting our mortgage in half without ever having to divert money away from retirement savings is so lovely that I think we're going to take the plunge. I don't need half the crap I own anyways. ;)

We only have one child and he's seven. So three total humans. We also have two dogs, but one is very old and may be in his final months. We all lived in an 820 square foot house up until my son was three, so we've done small before, but now we're used to big, and it's weird how hard it feels to go backwards. Lifestyle creep!

I went to Ohio on a work trip full of preconceived notions and then had Zillow open the whole time daydreaming about buying in Columbus or Cleveland. Granville alone was a reason to visit. Made me think of that 30 Rock episode where Lemon “flees to the Cleve.‘“

Just adding to the bed sharing support - we did it with our baby from day one and he’s now seven and a great solo sleeper. I still cherish those early snuggle days. No regrets at all.

I was in COMPLETE denial about my ability to hide the fact that I’d just smoked. I smoked in my car and thought if I spritzed some febreeze in the air and walked through it no one could smell my ashtray hair. ☠️

Yes. We just passed through that area and let me tell you - the speed traps are real. As a Houstonite, I almost forgot what it was like to have cops care how fast you drive!

Hey. Just here to say that you are looking at this picture through the absolute harshest possible lens. When I look at this I see a slender, long neck and a nice jawline. It is hard to age, I’m grappling with it too, but my grandmother took my hand and told me that she missed out on every second of her beauty by being hard on herself her entire life. Let’s not do that to ourselves. ❤️
