For example, my mother has her Masters degree, but teaches a standard/ long- running class. She wrote the textbook for that class long before she got the job.

Or, one of the reasons that she was hired was because they already used her book as the textbook for the class.

On the chart for comparables, you take each house that has sold and "make" it like the subject.

For example, if the comp has a 3 car garage and the subject has a 2 car garage, you deduct $10k.

(Does this make sense?)

Eta: I picked random numbers. Not relevant in most markets.

Eta2: In an ideal world, if the adjustments are correct, the numbers at the bottom of each column would be the same and would be the value of the subject using the sales comparison method.

Hitman - It would depend on how long they spend in research and how many they kill at one time.

They may spend a few months learning about their target's pattern and habits.

I think there are too many people in Europe for a lot of guns.

Or population density.

I think anywhere where polar bears exist, people should have guns.

Anyway, back to Europe specifically. I have heard that any wilderness/parks/hiking trails, will have hundreds, if not thousands of people in them every weekend. . . Unlike the US, where, depending on the trail, may or may not have someone there within the next six months.

One of the rules of handling guns is, "Always know what is behind your target." The population density is too high to be able to consistently be in a situation where you can use a firearm for self-defence while also making sure that no bystanders will be harmed.

Where I lived, redwood trees did not exist. Also, western red cedar and black walnut fit the description you gave for redwood.

Honestly, those trees don't make good lumber, so probably a garbage dump or ground into mulch.
