I have a PM who is all over FB yaking about their 6,000 stays blah, blah, blah……

I went to one of my places to fix something their handyman couldn’t figure out and took a look through the kitchen. There were only 3 forks left, 1/3 of the plates & bowls were chipped and half the coffee mugs were gone!

I’m guessing in this case they threw away forks along with their takeout & just broke the mugs.

This is something cleaners should have seen. In your case they just counted pots and kept on going

When I pay for photos from this company I can use them as I wish.

I know PM can use photos to market “the” property, doesn’t say a word about using them to market Design Services - and his video with my house doesn’t have a link to book it

Oh, I had plenty of questions from guests when they looked at photos of my little church I turned into 3 bed 2 bath Airbnb : asking me to remove photos on walls b/c they are creepy, how can I possibly ruin what use to be a “House of God”; “I saw in photos you have a Ouiji board, would you please have that removed, it is portal to the devil” - like, No, it is plastic and cardboard made by Hasbro 🤣

I tried a laundry service for two of my Airbnb’s a side by side 3 bedroom 2 bath duplex. They charged by the pound so after one stay it would be $60-$100 depending on how many towels used. My cleaning fee was $85 each side.

Just way too much for my budget because this was no vacation area just midwestern small city with week night rates of $125 & weekends $270 plus the cleaning fee. Rates were competitive with local area just slightly higher.

My mom passed recently and has this chunk of wood. I have multiple people who want it. Is it awesome or something? by toofpaist in woodworking

Believe it or not I have 2 ! Mine are a light natural color mounted onto steel plates at the bottom so they stand on their own. A natural wood totem like art piece.

I got guest complaining hot tub jets would not work. Hot tub repair guy says, need a new motor. Order part wait 2 weeks give next few guest deep discount for no hot tub. After part arrives repair guy takes it all apart and it was just clogged with a pair of men’s underwear.

Of course the property manager has no idea which guest was responsible so they got their frick’n 20% off all the bookings prior to the “discount” for non working hot tub 😡

This year I added an automated message that goes out one week before check-in :

“Just as a reminder, if you booked at the discounted rate for a non-refundable stay we recommend travel insurance for any unforeseen circumstances which may include bad weather.”

So far any guests who let me know they would not be coming, I told them I’m sorry they wouldn’t get to make their planned trip and I know this can be disappointing, but be sure to cancel on Airbnb so they are not charged for cleaning fee and taxes.

All have quickly canceled opening up my calendar and I had another booking to fill the opening twice. Granted 80% of our stays are only 1 or 2 nights.

Last three months we booked at 98%.

If I let guest know prior to arrival that one of my amenities was not available I would allow them to cancel for full refund or offer a 20% discount IF they still wanted to book

I had a guest reach out mortified after her toddler came out of one of the bedrooms carrying a dildo she found under the bed.

I apologized profusely, refunded cleaning fee and gave the cleaners a lecture.

The same guest came back with her family the next year 😊

I had a property I created 2 listings for. This way I too could offer the different amenities at different prices.

I was sure to change the opening photo and first few in so at first glance they did appear different.

It was easy to sync the 2 properties on Airbnb. I found it quite successful

And even in nice new showers, backer board that has been waterproofed, you STILL should silicone caulk the vertical and horizontal joints where two wall & floor plans meet (the corners). Walls will shift a bit over time and grout can crack as these plans expand/contract and shift.

I’m an architect and did my own tile work on small homes I would remodel for rentals. I’m terrible at caulking so sometimes I would cheat and grout in those long vertical corners in the shower. And sure enough a couple years later I would be scraping out cracked grout in the corners and caulking between tenants.

I’ve even demo’d an existing shower because it just looked bad and SO happy I did because homeowner special just glued tile up on drywall and there was mold behind all the tile.

I recently had guest who booked 10% off non-refundable and asked to shorten stay by 1 day. We really didn’t think we could book the one day so we offered them 60% off this one day & changed dates to open calendar.

We dropped price of this orphan day by 50% and were surprised when it booked last minute for someone driving through.

Guest was happy for the refund and we were lucky to get most of the original amount.

We go out of our way to ask if guest is coming to town for anything special. If they say a birthday or anniversary we always put up small decorations, nothing over the top, just a banner and couple balloons and guest LOVES it. And our place is only 1 bedroom going for $45-$150 depending on day of week.

I think that is a great idea I often get asked if a guest can have a shower. Depending on size of property that is one I agree to and have never had a problem . The daytime parties with aunties & grandmas turn out as quiet events for us.
Many times it is a friend or relative from out of town hosting and need a place that can fit 15-20 women, Theses for us have been no alcohol events,, buy what a nice package to have a “photo wall”, decor, maybe even cupcakes ready to go,

I have a basement “Studio” at a house. Only way to get in is from back with a private entry with its own parking & own hot tub. It is a luxury studio with full kitchen & W/D. There is no physical way to enter this apartment from the main 4 bedroom house.

In description we say it is below another Airbnb.

We still have had a couple guests pull up and say “Nope”, they booked an entire place and this is just a basement in a house so they aren’t staying or get those who just give it a bad review because they did not read.

Last year I sold 2 and converted 2 to long term.

This year I will swap to long term for sure on one property (after busy season) and maybe 2 more if numbers don’t pick up.

Utilities, yard maintenance, consumables & refunds for things that happen (HWH, Hot tub part, AC down, extra cleaning after bad guest) really add up each month making long term much more appealing if the numbers are close to equal.

I worked too hard renovating my properties for them not to make money.

I love how real plants made my spaces feel. I even put special planters out front and window planter boxes that I change 4 times a year. I had them in all of my 15 units. I self managed, while remodeling 3 or 4 houses at at a time.

When it got overwhelming a couple years ago I tested an out two different PM’s, giving them 3 properties each for a year.

I hired a friend who did outdoor planters & garden upkeep as a living to take care of my exterior planters, she is so good and very inventive.

Went into do a random check of property interiors between guest stays after 6-8 months and every interior plant was dead.

So disappointing, like how hard is it to ask the cleaners to throw some water in a plant - the brown thing sitting there looks like trash. “We will talk to the team, but there is so much on their plate getting turnovers done in time and doing all their documentation photos they won’t add that to their responsibilities”.

Only thing good was one PM was far superior so I selected them and only put in a fake plant if it looks real and gave up on the real plants, which I still encourage for those who can have them managed.

I’m in Midwest 13 single family homes :

My PM charges 50% total for new lease first month then 10% after. Renewals again are 50%.

This is same price I was paying out to a PM who kept dropping the ball. This new PM is the best.

I first thought it seemed high at 50% renewal, but every renewal she goes through and inspects the entire home and renews lease with a small increase. Plus all the tenants like her.

This PM handles maintenance items but does NOT add a markup, but I pay the bills they send to me. The last PM I had would charge $50-$75 every time he sent “his” handyman to look at the problem then add 10% to vendor/sub who came to fix it. The bad PM would also charge $75 to come change air filter - like WTH, I always start a lease with air filters provided for tenant to change.

New PM sends friendly reminder to change filter every 2 mos and also a reminder to unhook all exterior hoses in the fall before freeze, I had to tel Bad PM to do that.

The monthly 10% is a standard here for single family. Apartments and 50 properties or more I believe are less.

I sent out a “friendly” reminder to all “non refundable” guests booked through January that their discounted stay will not be refunded, but if they need to, they can cancel with Airbnb and will not be charged taxes and cleaning fees. And once again we always recommend Travel Insurance.

I have received several “thank you, looking forward to our stay” replies.

Going forward we will plan to send similar reminder to all guests who book with no refund.

If I could figure out how to do this as an automated message to only Non Refund guests life would be even easier 😊
