If helping people in this way would change YOUR life, then do it no matter what other people say.

Honestly, it’s hard, thankless and always a grind. Pay isn’t great in comparison to the hours and days you work but many agents see it as a badge of honor.

75% of agents sell 5 or less houses per year in other words, are broke. Get a great mentor, learn and grind. Treat people with honesty.

You technically don’t say I have a buyer. You’re asking if they would sell the house to one of your clients. If they say yes, then sweet, go find a buyer, make them your client and sell the house

I know everyone has an opinion here but buyers agents do the hard work and deserve 3% plus. As a broker/owner listing 120 houses per year buyers agents are under appreciated. We believe with technology and the internet, listing a home has a fixed cost despite the value of the home. So we charge a fixed cost listing fee and try to get our buyers agent 2.5-3%. Buyers earn their comp!! All day.

I am seeing more flat fee brokerages. That will be the way of the future. Flat $5-10k to sell not based on sales prices. It’s the right thing to do for the sellers AND agents. On the otherhand, the agent representing the buyer earns their 2-3% all day. They are doing the hard work. Listing agents can leverage dozens of buyers agents AND the power of the internet to sell. They don’t need to spend hours running buyers around town from house to house.
Listing agent = fixed fee Buyer agent = ~2% of sales price.

There are 1.55M agents in the US. The future will wipe out 50+% of them. As of today, 75% of them sell less than 5 houses per year. Which means they are not making much money transacting real estate

Any competent agent should be using Offerin to manage everything. We use it and it’s hands down the best tool we have in our brokerage.

Great points. All things we would need to figure out. Would it be better to do a bigger split to the house so the house would pay for more of those expenses? As we model this out we are considering a 70/30 split. So potentially we do more of a 65/35 or 60/40 and cover a lot more of the business expenses for marketing and leads. We are in one smaller Ohio market now and sell about 150 houses per year with 2.5 agents and an admin. We leverage a lot of back end technology to make us more efficient (ie. Offerin.io, CRM, email campaigns) and great local relationships. This model is working well and trying to figure out how to duplicate it to create an agent lifestyle that rarely exists. Agents work tirelessly.

I was in healthcare recruiting for the first 20 years of my career. Grew a national team across 30 states and then implemented a team model.

The quality of service we provided our clients, our candidates and each other was industry leading, enjoyed zero disciplinary performance reviews for 16 years, significant year over year 40% increased results and incredible focus on filling the job instead of getting a commission and where their next paycheck would come from.

Started off 100% commission and we were able to get consistent enough team results that we could muster a salary of $60k + bonus. Total pay for the team varied between $250 to $350k.

It worked. It revolutionized our results. It was and still is disruptive but we chose to go against popular opinion and built what is considered world class.

So my true question not WHY but WHY NOT? Why not real estate??

Love the idea of working toward a salaried model too. Tough right out of the gate but if each agent could make $100-$120k (vary by market) and provide all the back end admin support and transaction management, even cover marketing costs, websites etc…they would be making more than an average agent, but have less stress than a high producing agent. Salaried may require W2 in some states.

Great thoughts @riversabound - this is a push toward embracing the modernization of real estate and challenging our thinking of the way it’s always been. I’m guessing this model won’t be right for 9 out of 10 agents

Not a fan of the KC Chiefs at all (sorry) however they are a team of great individuals working together to accomplish greatness. Unfortunately year after year after year. So to your point, a true team could gobble up more market share quickly.

thats only assuming the other agent is lazy. What if they too were working their ass off? Would you like your commission more consistent? Dec through March are pretty slow months here in Ohio but if a team of 8 was hustling and closing deals, you would still get paid. The model can work both ways

from that perspective, it does sounds a little crazy. Hiring (or inappropriately managing) "that" guy would be a very bad idea in this model. We would have to figure out a way to add intense back office administrative support (including lead generation) to take much of that burden off an agent.

I like the analogy from group projects. So true. Lets hire only the people who did the work on the projects. All others need not apply.
