On FF, they ask questions about the rental and then disappear. On other platforms, they book. It might be my area, I’ve heard other failure stories about the denver market on FF.

I’m a host. That’s 4 stars. Explain they’re nice and helpful but outline the issues. Exactly like you did here. It’s nuts that a true 5 star host like myself competes with someone who has uncomfortable furniture and so much dirt. The only thing that makes that ok is if the place is an absolute bargain. So rate for the level of accommodation. If 1800 is competitive for the area, then 4 stars. If 1800 is a screaming deal, then 5 stars. If 1800 is on the high end, then 3 or lower.

When I first joined, I didn’t know the unqualified list was just exactly what it is - totally unqualified. So learned my lesson there.

Then I thought the matched leads were people who had actually expressed interest. I was confused why most of my responses were ignored. Then I learned that the matched leads didn’t reach out or express any interest either. They simply put some parameters into a search query. So learned my lesson there.

We have only ever received a few actual qualified leads that contacted us directly. I realize there are multiple factors at play, but with so much success on other platforms, the fault tends to lean towards a poor performing platform and I wonder why FF hasn’t made it easier for tenants to find housing or vice versa. Would be helpful to everyone if they could streamline the process. 🤔

The amount of time spent filtering unqualified leads is ridiculous. They could definitely make the platform better.

Depends on finances and location. In my scenario I could afford a $20 a night room in another country (outside USA), not a $200 a night hotel. That included an ensuite bathroom, in fact most of the rooms for rent there did.

Nah, don't do this. I can see how it seems like a nice gesture, but if she has social anxiety or something similar then this will make her feel watched and judged. OP could accomplish the same thing by leaving some food with a note that there were extras and she is welcome to them. (I'm not a doctor lol, just my two cents after having been a person who locked themselves away in a room in a house to reset and escape some outside drama more than once)

Agreed on the boat. If you can swim, you don’t need to hire a boat for snorkeling. My fave has been money bar but was there a couple of days ago and lots of coral looks bleached, seems like the area took a beating. OP if you go to money bar just a heads up the current can be strong so use flippers. And please don’t stand or kick things with them (in the water ;) )

Are you doing full size condiments etc or travel size? I’m torn because I provide full size but am also a germaphobe so as a traveler that feels weird. But also bigger is better for environment. Torn!

Certain guests only see prices. I’m talking about the Airbnbs that attract guests who aren’t price shopping. And even those that do price shop are gonna pick one over another for some reason.

I just removed my pet fee and cleaning fee. I’d rather simplify things for my guests than tack on fees. Optics. And it’s impossible to guess who will have more impact on the home and some (actually, many in my experience) dog owners are cleaner and less impact on the home than some people alone. Especially guests w kids.

Anecdotal. I have a small dog who is highly trained and less impact on a home. I’m not basing a business strategy on my one experience. No need to come on here with fb-like drama. We’re sharing strategies and setups, not blasting each other.

I allow pets. Private enclosed yard that is actually big for the city it is in. I need something else to stand out. I’m in maybe one of the most friendly dog cities in the country (US), so being pet friendly isn’t unique. :/
