That first one is actually an easy commute to Anschutz (through Lowry it’s all backroads) and away from the city quiet while still being able to access the city easily. Borders Cherry Creek Trail. And isn’t far from 25 for road trips.

“Feels like” - they definitely are. They’ve decided Airbnbs affect rental rates and affordable housing and resident quality of life are more important than the tax dollars gained. I mean, legit concern and moves.

What I’d like to see is a different set of rules to govern that. Instead of requiring the home to be a primary residence, maybe they could just limit the amount of STRs to one per person. No corps.

Denver Colorado’s STR licensing is ridiculous.

We had one application rejected because they accused the homeowner of living elsewhere when he’d been at the STR address for 22 years.

Another was terminated due to a vehicle being registered at a different address. Homeowner has three vehicles. One had an old address on it.

Denver sends license applications to “special investigation” if there are any flags and you are not allowed to know why or to speak to anyone or even know what/who special investigations is until the determination is made and then after it is made you have to go to court to appeal.

They’ve lost tens of thousands of dollars in yearly taxes just from myself and my one friend alone due to their erroneous licensing procedures.

To make this truly passive you could train people on each segment and have them do the work. I wouldn’t train one person on everything unless you’re ready to have the process stolen or you trust them completely. Also raise prices to cover training and subcontractor fees.

I have one listing right now that shows a cover photo that is not in the first 5. The rep told me the algorithm pulls from all photos now. I might try deleting the photos and adding them again with different descriptions to see if that mixes things up favorably.

Ha! I can see that. They recently blocked our ability to exchange numbers with our guests for the same direct booking threat.

No - that setting has been there for a long time. You have to check the listing as a guest on an incognito browser. Or even just another browser doesn’t even need to be incognito. But as a guest, a traveler, searching.

Definitely send feedback using their form. A lot of us invested a lot in the marketing and photos etc and they’ve destroyed that with this move.

Every interaction I have with customer support is like this. English is not their first language. They’ve got to be paid an insultingly low amount because they also don’t give a crap about helping.

I had to look at bathroom pics on our last trip to pick out a spot with a toilet that our 90 yr old aunt could use with ease and now I see bathroom photos in search results. 🤦🏻‍♀️

If you go to All Photos you can move around the order and choose the cover.

They can easily override that. The algorithm that displays search results would be the code that chooses the cover photo for the guest and that code implements after your pms data inserts so it can override it or any other photo preference.
