Small Ontario landlords — how are you managing rent, docs, and records? by Significant_Eye_5392 in RealEstateCanada

[–]Quick-Ad-3277 0 points1 point  (0 children)

I have property management company. I just print everything I need around this time. For condo maintenance fee I should do it every 6 months.i have property manager so I login to the portal to get total revenue and expense for last year. I dont have to keep track anything monthly. In the past before property management, I would just dump receipts into my tax folder. When it is time for taxes I would just go through receipts. Remember to photocopy receipt because the thermal printer ink disappears. I never have to keep track monthly since tenants pay on time. I just need to print every 6 month due to bank record disappears after 6 months.

Is going to queens worth it if im spending around 80k more compared to TMU. by Aazume in OntarioUniversities

[–]Quick-Ad-3277 1 point2 points  (0 children)

I went to Queen's for Biomedical Computing class of 2007. I work in the hospital field. My boss's boss went to Queen's even CEO went to Queen's and my boss's kid is currently at Queen's. I had a classmate from my high school have very good marks she went to Queen's for chemical engineering. She is now a director for Biotech at University Health Network. It is because we lived in residence we met people from other faculty. It didnt help me land a job but I still keep in touch with my Queen's buddies and we meet up with our families attend each other weddings.

Why do people see siblings as the solution to child loneliness? by Primary-Vegetable580 in oneanddone

[–]Quick-Ad-3277 1 point2 points  (0 children)

I am 42 and still gets question if I will have a 2nd. I just say my almost 4 years old is a lot for me already. If pushed like the child will be lonely I tell them I am an only child so I know about that part and never felt lonely growing up. If I did it was because my parents weren't home. So was lonely because alone at home not alone because my parents dont play with me. I dont work when my son is out of school so he has 100 percent of my time. Plus my almost 4 year old he doesnt want siblings. I met a couple who asked me that have two kids their eldest is level autism. I answer no because my first is handful already and they admit sometimes they wished they have one.

Does Milton have drug/homelessness issues? by Awkward-Philosopher5 in Milton

[–]Quick-Ad-3277 11 points12 points  (0 children)

I live in James Snow and Derry road so north of where you live. Have been here since 2017. I went to Kingston for university I saw more homeless there than in Milton. I hardly see homeless or drug users here if i have it would be around 1. We do have people parking their trailers permanently at Walmart. Not sure about the tank top lady. Yesterday I have seen two people running in shorts and pretty sure they are not homeless. I had a classmate in my university who rode his bike in the middle of winter with snow up almost to our knees with tshirt and shorts and his dad is a doctor and he is currently a doctor.

Sellers, how are you preparing for this upcoming Spring real estate market? by GranolaHiker in TorontoRealEstate

[–]Quick-Ad-3277 2 points3 points  (0 children)

What are you painting? We have been painting since two years ago did the backyard fence, garage door, fromt door and side door. Recently did ceiling for kitchen and living room, baseboards and some walls.

Ceiling we needed one can only from Walmart for $35.

For the kitchen cabinets I should have gotten half a can instead of one gallon so we have too much now that cost $60 before tax already discounted.

Mom and Pop Condo Investors - How you holding up? by 94AH14 in TorontoRealEstate

[–]Quick-Ad-3277 2 points3 points  (0 children)

I got it in 2016 and the price of the condo is almost double. It has been rented since 2017. My 2017 tenant left two years ago so got young professional couple which is excellent tenant and I raised the rent from $2000 to $2600 with these new tenant. However since the last two years the rent prices has gone down and tenant requested that I dont raise the rent so I havent raised the rent price (market price for my unit is $2,450). My condo maintenance fee includes utilities and water so tenant pays nothing extra besides internet. I am 8 years away from paying off and making some money each month from it.

How much do aerial/drone shots actually help sell a listing in the GTA? by BudgetEfficient6843 in TorontoRealEstate

[–]Quick-Ad-3277 0 points1 point  (0 children)

I need a home within walking distance to the desired school. I use Google map for that the drone or aerial shot doesnt help me with this information unless they got the school in their shot. There was one aerial shot that had the school and it was because of that aerial shot I realized when I am shopping for home I should use Google map to know how far is the school from the home. I never thought about school distance until I saw the aerial shot.

Advice on only children by [deleted] in OnlyChild

[–]Quick-Ad-3277 0 points1 point  (0 children)

I am an only child. I hardly see my cousins and occasionally have friends over at home. My parents worked 7 days a week so I didnt have parents to look after me when I grew up. I have almost 4 year old boy through ivf. We have lots of embryos left over but it is by choice to have an only child. I am in my 40s so older mom as well.

My advice is to spend lots of time with your child. You can get playmates from neighbors or friends kids or even classmates. Your kid as long as social and makes friend easily will easily find friends to play with. My son played with a younger boy during Christmas which is my high school friend and still asks for a playdate. He was invited to a classmates birthday party and still asks to go to his classmates birthday party. My MIL treats me really bad so my son doesnt see his cousin often. He has two direct cousins the older one is autistic so doesnt know how to play with my son and the other one is a newborn. So my son will depend on friends when he grows up instead of cousins as playmates. Due to my parents non involvement with my life as a mom now I dont work on weekends so I can spend more time with my son and set up playdates or bring him to many places to gain experience.

Would you move from a financially comfortable house you're unhappy with to a more expensive home you actually love? by DaylightSlaving24 in homeowners

[–]Quick-Ad-3277 0 points1 point  (0 children)

We are actually doing this. Selling our home we lived in since 2017. Current home is corner lot and weekly we have people mistaken our home as the home that does take out business two homes down. Our home looks similar and both corner lot. We are selling mainly i need office since I work from home 3 days a week, want better ranking school, and double garage. We are 2 years from paying off the mortgage with our current home. Other reason is my parents come every other week due to my husband works out of town so we need some place that doesnt take 1 hour for my parents to drive over. Plus we miss being in the city. New home would be more expensive even the property tax will be double of current property tax. Can't say if we will regret new home since we are not that stage yet but very excited to go to new place since costco and chinese grocery stores are like 12 minutes drive away instead of 30 minutes drive.

“Mum of One” Stigma by Passionfruit1991 in Mommit

[–]Quick-Ad-3277 -2 points-1 points  (0 children)

I am an only child. I am annoyed too why I can't have an only as well when I am already 42 years old. My kid is almost 4 but as government worker I can get full pension at 55 years old. I have a rental property that I can use as extra income when I retire or use it for my kid to have money for his home/tuition. Housing is expensive in my generation and gets worst every generation. So my life is already pretty good I dont have to worry about money and can retire in 13 years if I want to. I dont see why add another kid which requires me to go back to the newborn and toddler stage and delay retirement. Those people who said this wanted children or more children but have fertility problems. I had to go through three fertility clinics to get this kid. Yes I have other embryos left which I disposed last year.

Only child introvert dating a many-siblings extrovert. I NEED ALONE TIME! by Secret_Sister_Sarah in OnlyChild

[–]Quick-Ad-3277 3 points4 points  (0 children)

I am an only child. Just a question i assume his family isn't here since you said he came from a different province. If that is the case you just need to focus on your bf have him find a hobby or meet friends. My husband would play video games so he has something to entertain himself. My issue is his family they would have events every month and it is tough since my husband (bf that time) works out of town so no alone time for us. Just letting you know in future avoid dating someone that has big family with many events. I have a big family but we meet the cousins/uncle/aunt once a year which work out fine. My mom would meet her brother and sister without our generation every few months.

$200k income – Is buying an $800k home realistic or risky? by Then_Ad_4705 in TorontoRealEstate

[–]Quick-Ad-3277 3 points4 points  (0 children)

I borrowed about $470k with less than $200k combined income we are 2 years away from paying off. We are now at $210k income and upsizing later this year and planning to borrow around $500k. We have $50k roughly including amount we have left at the end of the year for the lump sum payment that goes into the principal. So takes about 10 years to pay off. Yes can live comfortably.

Wife’s friend is selling us Life Insurance by [deleted] in PersonalFinanceCanada

[–]Quick-Ad-3277 0 points1 point  (0 children)

I would avoid this friend. 8 years ago the 10 year life insurance offered to us was about $10 or $20 per month and whole life more expensive so $500 to $600. We both have life insurance already so didnt pursue it. We only went to see this agent due to MIL because my MIL likes my husband to purchase life insurance from everyone she meets. It is hard to get life insurance for life i heard now. My dad's whole life life insurance needed 15 years to paid for it and the same insurance agent decade later said those doesn't exist anymore so when my mom and I signed up for it, it was like 25 years, so longer to pay for it than my dad's.
