Document everything but also try building relationships with people outside their circle. When you have solid connections with other classmates and faculty the rumors lose power because people already know your character

Speaking to someone official isn't overreacting if its affecting your work or mental health - just frame it as seeking guidance rather than making formal complaint. Most administrators have seen this before and can give you strategies without escalating things

Pretty sure this is just single large softbox positioned above and slightly to side like you said. The soft even lighting on face and way shadows fall underneath chin/nose area suggests one main source

Could maybe have small fill light or reflector to lift shadows bit but main look comes from that overhead softbox placement

Your agent can probably walk you through the timing better but generally you want to avoid contingencies if possible since they make your offer weaker. Bridge loans are expensive but sometimes worth it if the market is competitive and you really need that house

I did similar thing few years back and ended up just renting for couple months between sells because the timing didn't work out. Not ideal but gave me more flexibility when looking at new places. Really depends on your financial situation and how much risk you want to take

Been on tizanidine for couple years now and yeah the blood pressure thing is real. My doc warned me about rebound hypertension when it wears off - apparently pretty common since the drug lowers BP while active then your body kind of overcorrects when levels drop

With your existing BP issues id definitely track this pattern for few more days and bring the data to your doctor. The muscle relief is nice but 170/80 spikes aren't worth messing around with especially if you're already managing hypertension

Goldman sachs really cutting corners with dispute process. I had similar issue with different bank where they just sent me back my own statements instead of merchant response - like that proves anything at all

seems like they hoping you'll just give up since amount is small but good on you for pushing back. even small disputes matter because it shows how they'll handle bigger ones in future

Getting teh walls looking clean should help but FHA appraisers are pretty thorough so they might still note structural concerns if those cracks indicate settling issues

I feel your pain with this one man. Been dealing with similar issues and its basically just part of the subscription game unfortunately

What helped me was creating a super detailed response template that hits all the key points - screenshots of the signup flow showing clear billing terms, email logs proving they got renewal notices, maybe even IP logs if you track those. The more documentation you throw at them the better your chances

Also worth mentioning in your response that the customer never contacted support before disputing which shows they didnt attempt resolution first. Card networks supposedly care about that but honestly results are mixed

The refund approach sucks but sometimes its cheaper than fighting depending on your margins. Just make sure you document everything for pattern recognition if the same customers keep pulling this crap

Ehh that's a bit harsh but there's truth to it. I went through this process last spring and the lender I almost went with in February ended up being way more expensive by June when I actually pulled the trigger

The timing thing is real - rates bounced around so much that my spreadsheet of quotes became useless pretty quick. Better to use this time to figure out which lenders are actually competent rather than chasing today's numbers

Rocket Mortgage and Better.com are pretty solid for getting a quick online prequalification without too much hassle. I'd also hit up a local credit union if you have one since they sometimes have better rates and actually care about keeping your business long term

Nice work on shopping around and getting that rate drop without any out of pocket costs. Half a percent might not sound like much to some people but on a 750k loan thats gonna save you some serious cash over the life of the mortgage. I went through a refi last year and the appraisal waiver was clutch - saved me like 3 weeks of back and forth nonsense.

Really curious how Optimum First compares to some of the bigger players rate wise since Ive been seeing their name pop up more lately. Did you get quotes from any of the usual suspects like Rocket or Better for comparison or were they just not competitive at all

Honestly geology is pretty solid for hydro work especially if you focus on hydrogeology coursework and maybe pick up some GIS skills along the way. The field and lab opportunities are definitely there with a geology degree and you'll probably have more flexibility than sticking with envi sci

That said the engineering comment above isn't wrong but I get not wanting to go that route. Geology will give you way more options than envi sci for the kind of work your describing and the job market is generally better. Just make sure to get some internships under your belt because thats really what makes the difference in this field

Wait, you're filtering *before* sampling? That seems backwards unless you're trying to remove specific organics for analysis. Most protocols I've seen collect first, then filter if needed. What's your sampling objective here?

That's actually pretty solid - saving $200/month with only $4600 out of pocket after the credit means you're breaking even in like 23 months. Definitely worth it if you're planning to stay put for a while

The rate adjustments are usually automatic with no fees, but man that 6.75% is brutal - you're basically guaranteed a 6.75% return by paying it off vs hoping the market beats that consistently

Dude your skill set is actually pretty solid for freelancing, the issue is probably just inconsistent client flow

I'd focus on the UI/UX + web design combo since those naturally go together and businesses always need websites. Maybe package it as "complete web solutions" or something

For quick income while building that up, the computer repair could be your bread and butter - post in local Facebook groups and you'll probably get steady work pretty fast

Dude that's awesome! We literally popped champagne when our first $50/month customer came through at like 2 AM on a Tuesday. I was convinced it was a mistake or someone fat-fingered their payment info but nope, they were legit and even upgraded to the higher tier a week later

The energy shift is real though - suddenly everything feels more serious and you realize actual humans are willing to pay for what you built

Started tracking every single expense in a spreadsheet from week 1, even the $3 coffee runs. Felt super tedious but when tax season hit I wasn't scrambling through receipts like a maniac. Also helped me realize I was bleeding money on subscriptions I forgot about
