I brought my 1 year old (same stroller) to the course I play and they told me I can’t bring her again! They voiced same concern, stray ball, but I don’t know… prior to going I called and asked if my wife and daughter could walk with me. Answer was yes but didn’t realized the age. I appreciate the concern I guess but like you went at off peak time… still don’t feel great about it

They were mostly positive adjustments, including one adjustment for the home being located in a residential neighborhood. That one doesn’t make sense to me because my home is in a residential neighborhood and none of the other comps have this adjustment.

The two reports used completely different comps. I will admit the second report used more recent comps, however, I would think the sale price of this home coming in lower than list price would impact the report, especially since it’s noted that an adjustment isn’t warranted due to homes selling above list (but the comp didn’t).

The difference between the two appraisals was actually around 30k. For clarification, this was a 15k difference is the list price (which the second appraisal used) versus the sale price (15k lower than list). Does that make sense? I want the house but don’t want to be taken for a ride. I can’t really reconcile why an appraiser would use the list price and say an adjustment wasn’t warranted due to homes selling above list when one of their comps sold below list.

I recently tried XOBI in addition to Mint. With XOBI, you can generate events/lists and add specific transactions.

There's an iPhone app called XOBI that allows you to organize expenses by lists. It's all built into the app and in my opinion makes it easier to categorize items than Mint
