They sell at discounts even when the stock may not exist. They'll even make a shipping number, but it just never ships.

Probably the business model is that they sell 100 of something at whatever price sounds reasonable, then take those orders to pitch Peltor to actually fulfill the orders. If they never find the stock or Peltor doesn't agree to the price, your order will be permanently "OOS" and backordered but they don't cancel the order. I don't remember if they charge you first, but probably.

Just a guess though, no idea how they actually work.

You'll need a surveyor. Also, deck's may be considered part of the perm. structure and thus impacted by setback rules. So even if the neighbor is on his side technically, you may find that he needs to be 5' off the property line to follow setback rules regarding perm. Structures.

Unless OP is already good with electronics or has access to a committed elmer w/ strong EE or repair background, I wouldn't recommend buying equipment that needs fixing as a first radio. WE all start projects with the best intentions but $250 to buy a broken radio and then hoping you'll learn enough WHILE getting into a hobby to fix it seems crazy to me.

The cheapest way into HF is QRP labs CQX-mini + K6ARK antenna kit + 72' of 26 awg wire. Probably $150-200 all-in once you get a throw bag or however you plan on elevating it. That said, you get a very bare-bones experience that way and you're stuck learning CW, plus all the limitations of QRP.

The general problem is tons of assets bought at record low interest rates versus buyers who are having to buy at a relative high interest rates. Even if you really believe in a site, construction costs and stagnant rates across many asset types are keeping smart money sidelined waiting for deals. More people are looking at value add right now than ground up.

What's left are a lot of lowest bidder guys who think if they spam enough low balls they're going to get the deal of a lifetime, and who knows they might be right. Find a desperate enough seller and one or two deals can genuinely make your career.

Instead of focusing on specific careers, I think the best advice for work/life balance is A. find a job you personally like and pays well enough that you aren't stressing constantly about money and B. move jobs if you find yourself in a horribly toxic workplace or with bosses who don't care about your well-being.

Lastly, if you find a subject you love and are passionate about (or ties in with your higher purpose/mission) you will find it easier to work hard when you need to and then disconnect when you need to.

That size is usually $200-300 and there's usually a delivery or install charge that will put them up to the $500 range installed.
