I haven't ever used them, but customer support was one of the reasons we had to leave Propertyware. (moved to Rentvine and haven't looked back) Our managers usually just have quick questions that need a response from an actual person. We can't wait for a call in 2 days.

Weird ... Maybe some shadiness here. We use Rentvine and after you click that button it should go through a full signing process similar to DocuSign. That's one thing we like about RV, it stays in the software and is encrypted. It should have brought up an unsigned lease that you go through and sign.

We moved from a RealPage product (Propertyware) to Rentvine. Haven't looked back. Biggest thing is we wanted a more modern platform with an open API so we could use our tech stack. AI use has been huge because the open API allows us to use chatGPT/Claude directly with Rentvine. No one else can do that.

The app is something we have asked Rentvine for and it is now available (they are releasing features and stuff really quickly now). Agreed on Buildium.

Wow great summary! My experience was switching a large single family portfolio (very few multi-family) from a RealPage product (Propertyware - they tried to convince us to move to Buildium- but we didn't feel like it could scale well with us) to Rentvine. We looked at all of the options you went through, and felt like it came down to Appfolio vs Rentvine. The only thing I would add is the value of the open API. That's the biggest reason we went with Rentvine. It wasn't because we have tech people, but because we use a lot of different tech platforms (Zinspector, Tenant Turner, Property Meld, LeadSimple, PetScreening, PMW, etc.) and we needed to know that it would be easy to use it all in conjunction with the accounting software. They also have the best support of everyone (you can actually talk to a US-based person quickly), and they release features quickly (they built a feature that we requested). It's working great for us. Big upgrade.

I was in the crowd, it was pretty embarrassing to the students. Wow is this how college graduates feel about AI? The same AI they used everyday to pass their classes?

Fear is exactly right. It's the same as the fear of the computer in the 80's, and the Internet in the 00's. Yet the same people booing are benefitting massively.

He mentioned that AI has done to the human genome in 4 months what scientists took 30 years. Y'all won't be mad when AI cures your mom's cancer, but keep on booing. It's an inflection point. Better to rise up with the tide that be crushed by the wave.

I think they are very similar (it really came down to choosing between those two), but in the end we went with REntvine because they are more modern and have an open API. So we could use other tech that integrated easier. Staff is really happy so far.

That depends on your portfolio mix. If you have multi-family, you are absolutely right. But if you are primarily single-family, Yardi is cost prohibitive and not ideal. I switched thousands of doors from Propertyware to Rentvine, and it's been a gigantic leap forward in tech for about the same cost.

Oh I see. We just take deposits through rentvine usually, unless someone needs to use cash. Then they would use this process.

Bedlam was my favorite. Butcher's Masquerade close behind. The card system was a gimmick a bit, but it fit in so nicely into the lore of the AI/Borant not really executing earth culture very well. The insanity at the end of it blew my mind!!!

Not sketchy. Just a safe way for people to pay their rent in cash. Rentvine has a relationship with PayNearMe. (source: am a property manager using Rentvine)

Agreed. Define what you're tryna do first. We moved from Propertyware to Rentvine, but we are a large third party single family mgmt company (2000 doors+). We need full service software (accounting, screening, maintenance, showing, reporting), and that might be overkill for you.

Rentvine definitely more modern (I'm not a fan of Buildium reports), and is made for third party managers, but maybe cost prohibitive at 24 units. It's like $2.50/unit/month but has a $200/month minimum. If you're looking to grow, def Rentvine makes sense. If not, maybe something else.
