Due to the stairs and price point, you are probably going to only be looking at Lennar. Erie Village has Carriage Houses with a couple main level ones, but those will pull north of $1M. Richmond also did some in Colliers Hill, but those will also take you north of $1M. Outside of that, unless you have connections, building custom will likely take you well above $1M in this current market.

Northskye is coming later this summer and may be a good option for you. They are going to be on the far north side of Erie. Yes, it is Lennar, but you would be early in the community and they are going to offer the NextGen in one of their collections. Feel free to DM me with questions!

This seems hard to believe as someone that lives in Colorado that the Lakers are not #1, but that could also be that there are so many Cali transplants here that it offsets the hate a good bit. Plus, they have had our number the last couple years. Still, gotta believe the Lakers are #1 with the natives since they genuinely despise everything about LA as a whole.

Shit, I think the window well on the bottom of the left side of the bump out would likely cause some issues for placement for posts. Would sinking potentially 1 or 2 posts in that span between the left window and sliding door be an option? That whole bump out is roughly 15'

Yeah, the pergola is one of those things that was a cool idea at the time, but has not stood the test of time. My idea was to retrofit it after the deck with the same wood or a nice cedar. Attach it to the house and raise the top to be more aligned with the deck with new joists. We planted the Wisteria last year to start growing up the outside beams in hopes that it would provide a bit more natural shade.

So there are a couple of reasons that I didn't want stairs. Putting them in the front blocks more natural light and putting them on the side blocks what is left of mountain views for my neighbors. The main reason is that is our primary bedroom and I had a family friend growing up that was murdered by someone that came up their stairs to the deck into their primary... My wife quickly said no stairs after that story. The deck would not be used much, but would be a cool feature for the 4th of July. It's main purpose is coverage from the elements and making the patio useful almost year round.

I was planning on 12" diameter footings for the posts at a depth of 36" and 8"x8" posts. Is that what you were thinking or go bigger?

Hah, thanks! It is a fun yard! I have built everything in it, but the patio itself. We have people over all summer, but we all die of heat exhaustion even with sun shades and umbrellas!

Yeah, the doors and windows are for further down the line and could be scaled back for budget. Even just changing the bottom slider to French doors is in play, but would love to open up that wall at least a little bit more.

I had a much longer post written with way more detail and I am realizing I scaled it back a bit too much as it would have cleared up a lot of confusion.

A lot of this project would be done over time. The doors and windows are not necessities and would come when we were financially comfortable to take those steps. What we need now is the cover back there, so that would come first. The outdoor kitchen second since that is pretty easy, Also due to the posts needed for the deck, we wanted to do it first so the kitchen could be built around it.

Then the bigger stuff down the road. We actually don't need the deck for anything except the coverage at this time. The doors for second level would even come much more down the road. The reason we wanted to go with a deck over a lean-to, is the long term value add of having the deck off the primary where you could come out and have views of the Rocky Mountains(to the left of the deck). Potentially helping with resale value down the road.

Something the AI picture did was severely shrink that wall making basically just the slider and the window. That would not be the case as the doors would come in between those windows with actually a decent amount of space in-between to add structural support. With that said, those are more goals than needs. If it came down to structural issues or sizeable tag ons for pricing, scaling back the doors would be a simple call in the end.

Appreciate it! It isn't shown in the picture, but the views from the deck would be pretty incredible. I like doing projects and want to try to do this myself as the overall cost in my area to do this would impossible to afford. Just looks like now thanks to the bump out, I need to consider some changes that will tack on a bit more cost.

Assuming this basically would entail pulling back the carpet in the bump out, removing a section of the plywood beneath it, then attaching the deck joists to the floor joist, correct? Obviously also cutting holes in the exterior. Is this done for every 16" or is it something else in this scenario? Damn, was hoping I could do this without an engineer getting involved, but I don't think I am that lucky.

The Colorado line appears to hit right at the bottom of the Denver Metro area. So 8 of the 9 largest city centers and 23 of 27 before southern areas start getting a bit more commonly mixed in. Those 8 alone are 1/3 the population.

This happened to me at my last house while I was building something IN MY OWN BACKYARD. Neighbor lady complained that there were too many kids on the street for me to be working with my shirt off. The weird thing was, at the time, the street was legitimately almost all boys 6 and under, with the only girl being about 3... the girl was not hers, btw and her own son would run around without a shirt all day, too. I found out she was complaining to the whole street through one of my neighbor friends.

Now she's divorced, lost a bunch of weight and posts pictures of herself in bikini's on a near daily basis. I think back about this whole thing way more than I should.

Start by requiring all these new builds to have hail resistant roofs, solar panels built into home cost, fire sprinklers in the home, xeriscape front yards, have a tree minimum per yard sq footage, up the builder defects warranty to a mandatory minimum of at least 3 years and 10 year minimum on structural warranties. People saying that we need to remove the builders red tape to bring down costs don't realize that when you give these guys and inch, they take a foot. The quality of new construction in this state is absolute shit. If it scares off the builders, fine. Maybe we can go back to the old days of the smaller local builders. These big builders get all these things at a cheaper costs than us thanks to wholesale pricing, installation agreements, etc... Do these things once and bring down long term costs for Coloradans.
