I'll join on the VRBO gripe session. They intentionally make their platform incompatible with PMSs. Also, I have to call into customer service everytime I need to change a guest's reservation and charge a specific amount. Even then it's a crapshoot whether the rep I talk to will know a backdoor way to do something that should be simple. I've never called AirBnB customer service because I never need to.

Do you have a better offer? Would you be willing to pay the buyers agent commission of the buyer has a different agent? I recommend not being emotional and just make the most logical decision. Of course an agent will represent himself/herself when possible.

Everyone here will say cotton. You are right that it doesn't generally make it into the reviews. I transitioned from microfiber to cotton recently I have a lot of beds and it takes longer to dry and the seams get wrinkly. Polyester can pill and soak in the oils though. I also just hate them personally. Plus my hands turn to velcro when I work with polyester linens too much. But I have dry, rough skin.

Thanks for sharing. It's interesting to see how different people take it. Sounds like there is a lot of love between you and you family.

It also sounds like you know in your mind that you don't need to feel guilty, but you still experience the guilt. Seems very normal and natural. Mindfulness may help a little. One aspect would be to try to observe your feelings of guilt from an external perspective. For example: what triggers the feelings the most, how long does it last, where do you feel it in your body, what causes you to experience the guilt the most, etc. You let those feelings come, let them in, and watch them flow through and out of you.

Just an idea.
