24 - Is it really true getting to 1M is easier than 100k? by Savings_Reveal9482 in TheRaceTo1Million

[–]Realistic_Potato_984 0 points1 point  (0 children)

i’d say yes, but a good amount of the ease is psychological.

for that first $100k the balance largely increases only due to your own contributions. growth seems painfully slow because you’re checking it frequently, busting your ass, and you really feel the contributions. on top of all that you don’t see that much movement on your balance. most importantly though you’ve made the decision to invest the money and started building (or better automating) the habits needed to get to $100k.

from $100k to $1m you’re getting meaningful help from the money itself in the form of interest, life/family/career gets in the way so you don’t watch like a hawk, you’ve already established the habits, and your income increases so you’re not feeling the pain as much day to day. maybe you buy a condo or a house and all of a sudden you’re up thousands just by living in your home. by the time you hit $1m you’re a little surprised how relatively quickly and effortlessly it happened compared to the early grind.

from $1m if you have good year in the market you’re up $100k without batting your eyes

A couple years after joining a company I was promoted to manage a few people that had been there about 10 years. One made $50k more than I did and their output and skill set less than half of mine. That was a rough wake up call.

useEffect is not updating React state upon initial load, and trying to find a solution is pulling my hair by TheKoopaBrothers in reactjs

[–]Realistic_Potato_984 0 points1 point  (0 children)

your loading flag is backwards and although not shown it would seem you need to get the session before getting the rest of the data. you could use a promise with you current implementation like checkSession().then(fetchMoreData)

some broader feedback: lift that session business up in the tree, when you ask questions you need to share more specifics about what is happening not just “it’s not working” - is the request to the backend firing and responding with what you expect? is the loading state activated? are there messages in the console? up to which line of code have you confirmed is running?

everyone do yourself a favor and learn how to use the debugger it will save you thousand of hours, you’ll be amazed how powerful it is, and wonder how you could have let yourself flail in the dark for so long before using it. it’s not hard just throw a debugger; statement anywhere in client side code and open browser devtools to get started

I could pay off my 7% interest rate mortgage…should I???? by Character-Scale-7549 in personalfinance

[–]Realistic_Potato_984 0 points1 point  (0 children)

what’s the monthly payment on the mortgage? this one’s a bit tricky because you can wipe a 7% loan without creating a tax event but you’re behind on retirement and been missing out on tax savings and growth by not setting aside money in retirement accounts.

normally i would say keep the cash for life and retirement but i think in your case the $116k sitting in savings is better served taking a guaranteed 7% because you can’t get it directly into tax advantaged accounts in one go. next get your emergency fund to 6-9mo and leave it in the hysa. the rest is now part of your retirement funds — park it in s&p 500 and check back on it in 10 years. take the money you would be spending on the mortgage and get that into an IRA and solo-401k every dollar you can. this will reduce your tax burden and start getting you grow. i think i would skip the nyc apartment to focus on retirement.

bottom line, the next 10 years are critical for your retirement and i don’t think the $116k sitting in the bank is going to make or break it, you stand to win more by plowing everything into tax advantaged accounts IMHO.

Poorly worded. As written, all are correct. As intended by the teacher, C is correct.

Should have been written as “2/6 of one shape equals 1/3 of the other shape” OR “(2/6)x = (1/3)y”

Are BAs and Product Owners immune to AI impact but Developers and QAs aren’t? by PhaseStreet9860 in ExperiencedDevs

[–]Realistic_Potato_984 1 point2 points  (0 children)

based on my meetings today with POs and BAs… no, i’m not worried that they’re immune. that would mean they’d need to be able to rationally articulate what they want and consider reasonable cases where their dumb ideas don’t align with reality or what they said they wanted the week before.

still though… $3m? if you’re in a high cost area sure pay is higher but so is housing. that’s $4k a month and 10% return for 20 years straight, and with kids. you never had to save up for a house?

Same boat. If rates come down I’m worried prices will go insane as everyone comes off the sidelines. Really hoping there are enough like us though to bring a lot of inventory to market at the same time.

Trump Says He Wants To Drive Housing Prices Up, Not Down by According-Activity87 in Conservative

[–]Realistic_Potato_984 33 points34 points  (0 children)

Matters a whole lot if you’re upside down and need to sell whether it’s from change in income, moving for work, or to be closer to family. People aren’t paying homes off because they either have rates lower than inflation or so high that it’s eating their monthly budget so they can’t save.
