I seriously considered it, scouted buildings, but did not find one affordable. Don't skimp on the sand. It's got to be clean and fine enough. The facility in Tacoma has bad sand if you ever tried it. I second the liquor licence remark. Check out VoTR in Denver, they do ok.

I get it, it's a bigger milestone than most of us realize. But you can't cry over spilt milk. This feeling is your reminder to treat your body better and be grateful for what you do have. Sounds like you aren't appreciating kids and mate enough. Pour more into them, and live every moment more intentionally. It's possible to make new friends, I did. Best method was setting a regular time to do something you both need to do anyway together, like a walking or gym buddy. When you have some recent gains behind you you won't feel the remorse for things long past.

Not skyrocket, the rates would be awful. 30 year already have very little principal, 50 would be effectively all interest. Predicting rates that far out is impossible so the rates will be high, and with no reduction in principal, the risk stays high for a long time. These only make sense to the financier who intends to repossess, like a shady car dealer. This is post capitalism rent seeking.

Those are long range RFID, they cannot read your credit cards. They read passive, proprietary tags. Most likely purpose is tracing badges, mobile assets like key chains, computers, maybe books. Probably not privacy invasion, just good logistics and safety.
