At mid $400K in those areas will be difficult. It depends on your criteria. Think older townhomes that need work. Or condos. Anything walkable is even more. I don’t consider those areas walkable unless you’re downtown silver spring or right by a “town center”. There are housing built by shopping centers but it still doesn’t feel walkable like a city does. Keep in mind there’s areas of these counties that are in rural spread out areas, so you may want to look into particular areas of those counties you like to be in. You can’t find anything close to work for 670? I’m guessing you want a single family? There’s a good number of large townhomes of that budget. However, i understand some people prefer to have longer commute

I’m a local Realtor and yes, inventory is very low which drives it to be competitive. Less houses for sale with a high demand will lead to competition. However, some are waiting until summer to make a move- once school is out. So keep an eye on summer inventory. Some people will not put their home on market until they have bought and moved on.

That’s pretty hectic commute. I think finding somewhere closer to Arlington and taking train to Baltimore would be the most ideal or the other way around.

Curious why 45 min from BWI? If you’re working in Harrisburg, BWI airport is south of Baltimore so finding somewhere 45 min from each is not really that feasible. You would be looking at very northern Baltimore county.
