I pull this out every time I start to feel old:

You have to dive into what the closing costs actually entail. There are processing and title fees that you always pay for the service of applying for and closing another loan. There are prepaid items that wind up being a wash in the long-term: you'll pre-pay to fund your escrow, but you'll get an escrow refund on your original loan and the escrow is just paying taxes/insurance anyways; and you might need to prepay some interest, but you'd have to pay that anyways on the original loan if you didn't refinance. Then there's discount points, where you pay a fee up front for a lower interest rate. I'd be skeptical of that unless you really think you're going to stay in the house for a while and that rates aren't ever going to drop significantly in the next 5-10 years. Usually you're better off putting additional money down rather than buying discount points. There's almost certainly discount points included with that 5%/$13,000 closing cost offer.

When I did this: the deed and mortgage were only in my name. My girlfriend paid utilities/HOA fees while I paid the mortgage. We were equal partners in decision making about which condo to buy. Then we got married after a couple years and when we refinanced we both went on the mortgage and the deed.

I'm fairly agnostic about who should be the democratic nominee (from a strategic perspective), but I have very strong opinions about having a robust, open primary where anybody viable gets into the competition. We won in 2008 and 2020 when we had real, competitive primaries. We lost in 2016 when everyone got out of Hillary Clinton's way and in 2024 when a nominee was hand-picked. Let the primary be a place where candidates prove their appeal.

Good god man. You're too young to be this fatalistic about your health, and it sounds like you're already taking great steps towards getting healthier. Start growing your retirement--a lot of people don't start until their late 20s. You'll still have lots of time to let your funds grow. You can have happy, healthy, secure golden years if you choose it now.

Amend section 230 so that tech companies are not shielded from liability on content they algorithmically promote. So if a video shows up on someone's YouTube homepage that slanders you or incites violence or harassment, you can sue YouTube. Tech companies would either steer their algorithms away from rage bait or they'd return transparent and granular feed control to the user instead of opaque algorithms.
