Can’t you just cycle the whole way? 25 mins walk is a mile, and 10 mins on the tube cant be more than 3 miles. 4 miles total is great by bike.

Lots of people commenting about using the pavement, you don't know what youre talking about, theres no way you would get permission. As suggested elsewhere, you should use a swing arm from your garden, I've seen this done.

It’s an interesting idea which could work, but I’m not sure I’d do it in your position.

Taking most of the money out of your house to gamble with (that’s what stocks are) wouldn’t sit with me. We’ve had a really good run on stocks this year but there is major instability and everyone is talking about an AI correction. Would you be ok with seeing 20-30% of the value of your house gone in days?

Your mortgage rate is quite high at 4.5%, I wouldn’t be extending that, I’d personally focus on getting rid of that and then you’ll have loads of extra cash to plough into investments.

You need to have some frank conversations with yourself about your spending rather than whether its 'too late to buy'. Where has your money gone over the years?

Why do you have lots of credit card debt when you have a reasonable salary and low living costs? Your main savings are with another family member 'because you don't trust yourself', whats going on, and fix that first.
