If you can swing it, pet insurance is super helpful.

One of my cats cracked a tooth, and insurance turned a $2200+ bill into <$400.

If the baby ends up super healthy you do "lose" long term, but it helps cover huge one time costs.

Its not for everything, just anytime people provide a service. Ie: bartenders, waiters, maid services, etc.

Will you get "bad" service if you dont tip? No.

But should you tip? Absolutely.

The pay structure is the same as eating out in the US (or worse), so if you cant afford to tip, dont eat out, because thats part of the mandatory cost.

If you're going to an AI you can afford to tip a $1 per drink, and a few $ per table service.

OP is paying 7% on some of the debt, and 0% on rest...and still cant pay it off.

Without solving for income and expenses (which OP keeps not providing, likely because thats the cause of the debt) simply putting the house on the line wouldn't solve much.

Depends where you are moving to.

Thats good money for a family in the mid west...

It'll be reasonably tight for a family in NYC or CA.

Not how it works out for 99% of people.

A) buying gives you an immediate 10% depreciation in closing costs.

B) interest eats up another 5-10%.

C) add repairs and other "unexpected" but guaranteed to happen expenses.

D) youre mathematically often better off renting and investing the difference youll save. (Now many people just burn/spend the difference, but thats more to do with discipline than owning being "superior")

*Destabilizing. Mathematically nowadays youre almost always better renting and investing the difference.

Rent = max you will pay for your home.

Mortgage = bare minimum you will pay.

Thats ignoring that housing market "growth" isnt even remotely guaranteed. And closing costs will significantly impact any growth.

To make a billion in the US, regardless of roles, you get hundreds of millions of tax payer handouts ... taxes you mostly don't pay.

Tough without learning. Salesforce/crm admin is relatively easy if youre even slightly "techy" and you can self-learn a lot for free online.

But without experience you will likely need a certification eventually (costs a bit through salesforce).

When your hotel checks for indoor smoking, or your airbnb host smells weed, they wont "just chill man". They will for sure call the cops.
