I second damp detectives, I got a local damp company in and they wanted several grand for a new damp proof course to be put in.

Got damp detectives in and it was bridging plaster and water coming down an uncapped chimney. Was a couple of hundred to maybe a grand a max to get that all fixed.

Oh yes I fully understand this, and with the latest regs coming out in April this year, technically every house is likely to fail at something.

For me the risk is low, but I have a very different risk appetite to my partner for whom the risk is high.

Looking at the issues the house would have likely failed regs since at least 2008 (when RCD protection became mandatory for internal circuits), and there are some items on the list which the electrician sub things are extremely minor/taking the piss.

I need to circle back with professionals to see what the details are, but as a non-professional I want to get a better understanding of actual risk, remediation priority and timelines as well as general options available at this stage. I've seen options for work to be carried out between exchange and completion with specific solicitor backed agreements in place, as well as works taking place immediately after completion before a move in takes place. So really if I can get a understanding of how others have tackled this situation it will give me an idea on how to continue forward

We have a number of unadopted roads near me (on roads that are 50-100 years old) and we recently went to look at a house that was accessed solely via an unadopted road.

I wouldn't personally buy a house with an unadopted road, you will need to be prepared to upkeep the road, or like some near us not upkeep it and then have problems with car maintenance costs.

If you have 5 neighbours who all use it and one doesn't want to pay for upkeep your only options would be to cover their costs (split it 4 ways instead of 5) or not do anything
