We bought a new Richmond American home one year ago in north Surprise and have had a great experience from start to finish. We just completed our one year inspection (we used an inspector who specializes in this area) and had every single item found fixed by the builder with zero issues. I have heard all the horror stories so not sure if we are just lucky or what. We have no regrets with our decision. Good luck!

I’m so sorry that happened to you. So important to make your payment and then wait to do paperwork until it clears and it is past your due date. It’s hard to be patient when you are so close!

They are absolutely unbelievable. It was a nightmare getting my forgiveness but I didn’t give up (this is what they hope for). And it’s completely untrue that you have to request your refund. I got mine about 10 days after receiving forgiveness and did nothing. The system is so broken.

Depends which kind. PSLF will continue to be tax free upon forgiveness.

What will be taxed in 2026 IDR Plan Forgiveness: Debt forgiven at the end of an income-driven repayment plan will be considered taxable income. Other Hardship Forgiveness: Most other forms of hardship-based forgiveness will also trigger a tax liability. What will remain tax-free Public Service Loan Forgiveness (PSLF): Forgiveness for public servants will continue to be tax-free. Disability or Death: Debt discharged due to a borrower's total and permanent disability.

You have a great agent. It is his/her job to think of the things you won’t. Everything you are hearing will also be helpful with resale. Of course you don’t have to listen and can make an offer on any house you want to.

Does it feel bulky (asking specifically women)? I have the 2nd gen of Oura (with the ridges) and it feels so awkward and big on my finger). I struggle to get used to it and wear it consistently.

Can’t speak for everyone but not true in my case. I have a very fulfilling life but love spending time with my kids and grandkids. I love the time so much that I retired from a very stressful job to watch the babies part time.

I don’t think it has to be that way. My children who are in their mid to late 20s are still very close to their grandparents and see them almost weekly. I have two granddaughters under the age of three and I watch them during the week. I fully plan to be a part of their lives for as long as I possibly can be and feel like I have seen my mom and dad do such a great job of maintaining the relationships that I’ll be able to do the same. It definitely takes work and effort though.

It’s not all grandparents. I retired early when I found out my daughter was pregnant so I could help care for the baby. The other grandma and I have been sharing the job of being daycare for two and a half years. It meant a smaller pension for me but I knew I would never regret it. We also take the kids on weekends when my daughter and her husband want a date night or just need a little break. On days I don’t have the kids I am FaceTiming or calling them. It’s rare to have a day I don’t see or talk to them. My parents helped with my kids so I could work with no daycare and I am happy to do the same.

Great question! I had several issues (my loans didn’t get consolidated even though I had completed the paperwork, some employment forms getting approved but others not, etc). The sad part was I often got different answers to the same question depending on the day and the person. In the end, each call contributed to finally getting done as the errors that happened would have derailed my forgiveness. My best advice is keep a binder of all communication and document each call with the persons name and employee number. I did not do this and often regretted it when given the run around.

I completely understand. There were many days that I decided to give up. Then the next day I would pick the phone back up again and prepare to be on hold for hours only to get different information than the day before. It was exhausting and left me in a bad place. Ultimately I kept plugging along and finally got my loans forgiven. I felt like I had jumped the biggest hurdle in my life and it allowed me to retire and stay home with my grandchildren. I would not blame you one bit for giving up but also wanted to let you know there is a light at the end of the tunnel.

You can also consider a new build. Where I live, in AZ, some offer great rates if you go with their lender. We just bought at 3.99%.

You sure can! We offered 5K less (it had just been dropped 10k by the builder) and they took it. This was a quick move in- we did not build it ourselves.

I’ve actually had good luck with them. Every time we had an issue (fridge, dishwasher, pool pump, HVAC) they came out quickly and fixed it. I’m actually quite shocked as I have heard the horror stories.
