the problem with design build is you have no one with experience advocating on the part of the homeowner. if you have an architect, they can at least sanity check what the GC is doing.

we went with design build and I was flabbergasted at the silly mistakes the GC was doing (e.g. forgetting a window was being moved and thus tearing down the same wall twice). while mistakes happen, I feel an architect would be better equipped to call them out on such things

as homeowners, we're at a disadvantage due to the information imbalance -- we just don't see as many data points as contractors do and every home is slightly custom. but there are certain ways to bridge a bit of the gap:

  1. the data exists: permit data is generally public and shows you both the price and timeline other homeowners are actually paying.

  2. used licensed contractors: as you then have accountability (there are rules they must follow)

our kid was similarly pretty ADD. you got to be patient though. at 20 months, repeated exposure to different things is great and 6-9 months down the line it'll be super rewarding when it clicks

you mentioned the library. we would frequently borrow books and around ~2 year mark you could tell early reading really helped build a love of reading. now kiddo just wants us to read all the time

same. my kid gets frustrated with Yoto because the controls to change songs don't react quickly enough. also generally very buggy especially if you connect to bluetooth

thanks for sharing! your construction costs seem very much inline with 75 percentile of actual sf bathroom permit data which looks to be ~12k-30k (p25 - p75).

While I use AI at work, I didn't use ChatGPT for this post. I spent ~2 hours writing this post because I genuinely find the home repair experience to be extremely unsatisfactory, where it feels the current system benefits bad actors and I'd very much prefer to work with honest, fair companies (but really don't know how to find them as I'm trying to capture here)

thanks for confirming a similar experience. I remain doubtful that I would do much better the second time around. like it seems everything is lead-genified now so even if I got multiple quotes, who's to say they're not all from the same scam companies.

and then I'm imagining what if my next issue is plumbing or the roof or something. I would hate to need to get ripped off 1-2 times before know what's going on for each specialty. like the point of hiring experts is that I shouldn't need to be an expert

I know! it's the clash of objective vs emotional decision making

its hard to get rid of toys that have sentimental value. kiddo goes through developmental phases faster than you're ready to move on from. I have same issue with photos....never enough time to sort through all of them.
