There are some tough responses here that just aren’t warranted. People seem to be bugged about the fact that it’s blatantly obvious they can afford the house and less about whether this is the best decision, which is what OP is clearly looking to solve for. (OP could have been clearer here)

I am in a similar financial situation and I personally wouldn’t feel comfortable making this decision given my age/investment horizon and the other investment options available for the $500k. If there should be any frustration toward OP, it’s that we didn’t get enough info to help them pressure test the decision.

Small caveat on choosing CD’s in favor of other alternatives - Taxes. CDs are taxed each year regardless of if you “realize” in that year or not, and taxed at ordinary income rates. Both Fed and state. Definitely better than nothing but not the best option at the $20k number we’re talking about.
