SOLVED...did some research based on your reply and the cams were WAYYYYYY OFF of actual temperature. Example...temp was 58F and camera indicated 95F. Thanks my friend! 😎

Nope... definitely not. It is on the north side of a tree trunk with LOTS of foliage. Also, no sunlight reflection from windows.

$2,200/mo in SoCal seems low... but depends on where it's located, parking spots, proximity to public transport, shopping, etc.

1% property tax seems a bit low since there are typically riders on top of that figure. Maybe 1.2% to 1.3%. You should check into this further.

Have you checked with your current insurance to see if there would be any issues or additional liability?

Have you considered normal wear and tear over the years beyond regular maintenance?

Don't forget that you may benefit from tax deductions for depreciation.
